The housing reflects that precisely, with a median build year of 1987, nothing from before 1940, and a median value of $896,300 against $540,700 across Collier County. Zillow put the typical home here at $849,357 in July 2026.

Price and rate are the easy part. These are the numbers that actually decide whether a reverse mortgage in Marco Island makes sense.
The building has to qualify before you do
First, the number this page turns on. The Census counts 2,680 of Marco Island’s 7,698 owner-occupied homes in buildings of ten units or more, plus another 444 in buildings of two to nine. So roughly two owners in five live under an association, and for them a reverse mortgage starts with a question about the project rather than about the person.
A HECM on a condominium unit needs either an FHA-approved project or a Single-Unit Approval. Project approval runs through HUD’s HRAP or DELRAP process and covers the whole building. Single-Unit Approval covers just your unit, and it is capped at 10% of the units in a project, or two units in a project of fewer than ten. So a popular building can run out of room.
HUD Mortgagee Letter 2019-17 adds one more bar when the loan is a HECM. On a Single-Unit Approval the borrower must meet the geographic residual income standard with no compensating factors, and show a clean property charge payment history. That is a harder test than the same borrower faces in an approved building, and it catches people out. So the first thing I do on a Marco Island condo file is look up the project.
Milestone inspections, reserve studies, and what they do to your dues
Florida rewrote the rules for condominium buildings after Surfside, and Marco Island sits squarely inside them. Under Fla. Stat. section 553.899 a residential building three habitable stories or taller needs a milestone inspection by December 31 of the year it turns 30, and every ten years after that. With a median island build year of 1987, most of the towers here are already past that threshold.
Meanwhile section 718.112(2)(g) requires a structural integrity reserve study for every building of three habitable stories or more, covering the roof, the load-bearing structure, fireproofing and fire protection, plumbing, electrical, waterproofing and exterior painting, windows and exterior doors, and anything else with a replacement cost over $25,000. Critically, for budgets adopted on or after December 31, 2024, reserves for those items may not be waived.
That changes the arithmetic. A line item boards used to vote away every year is now mandatory, and on a salt-exposed 1980s tower it is not small at all. So send the last two budgets and any special assessment notice with your file. That paperwork moves the number more than a quarter point of rate ever will.
What Florida takes off the tax bill, and what Marco Island does not
The Census puts the median annual real estate tax on Marco Island at $5,794 on a median home of $896,300, an effective rate of about 0.65%. Across Collier County the median bill is $3,386 at roughly 0.63%. So the rate is mild. The dollar figure is high because the houses are expensive rather than because the island is taxed harder.
Against that, every Florida homestead gets $25,000 off assessed value for all millages, plus a second exemption on value above $50,000 that applies to non-school millage and is now indexed to inflation. For 2026 that second piece is $26,411, so the combined exemption reaches $51,411. Save Our Homes then caps annual increases in assessed value at 3% or CPI, whichever is lower.

Now the local detail. Florida’s extra senior exemption under section 196.075 is a local option rather than a statewide entitlement. Collier County and the Naples city council adopted it, and the Collier appraiser’s own page names those two without naming Marco Island. So the county portion of your bill may qualify while the city portion does not. At the same time the income test is separate: household income at or under $38,686 for 2026, applied for by March 1.
Insurance is already required here, and has been since 2024
FEMA rates Collier County Very High for hurricane risk and Very High for coastal flooding in its National Risk Index, with an overall county rating of Relatively High. The island’s mean elevation is about 7 feet. None of that is news here. Even so, it sets the carrying cost, and carrying cost is what the FHA financial assessment measures.
Specifically, Citizens Property Insurance now requires personal residential policyholders with wind coverage to carry flood insurance, phased in by dwelling coverage: $600,000 and up from January 2024, $500,000 and up from January 2025, $400,000 and up from January 2026, and every policy regardless of value from January 2027. At a median value of $896,300, a Marco Island single-family home crossed that line in the first wave. Notably it applies inside and outside the mapped flood zone.
Even so, the rule reads differently for unit owners. Citizens does not require flood coverage on unit-owner policies, tenant contents policies, or policies excluding wind and hail. So the insurance answer here genuinely turns on whether you own a house or a unit.
Care is off-island, and that is worth planning around
There is no inpatient hospital on Marco Island. The NCH Marco Healthcare Center handles urgent and outpatient care, and the nearest acute-care hospital is NCH Baker Hospital in downtown Naples, roughly 18 miles up County Road 951 and the Tamiami Trail. Check any hospital’s current record on Medicare Care Compare rather than trusting a rating you read somewhere.
At the same time the Florida Department of Health’s trauma center list shows no trauma center anywhere in Collier County. The nearest is Gulf Coast Medical Center in Fort Myers, a Level II center roughly 50 miles away, with one bridge in between. At 68 that is an inconvenience. At 84 it is a planning constraint.
So this belongs inside the reverse mortgage conversation rather than outside it. Funding a modification now, or building a line of credit that is there when care costs arrive, is a better plan than waiting until the house forces the decision.

How the process works, step by step
Consultation, HUD counseling, application, appraisal, closing. Florida adds no state layer to that sequence, unlike Texas, which writes counseling timing into its constitution. Instead what Florida adds is paperwork about the building. On a condominium file we confirm the project's FHA status, and I will ask early for the association's budget, reserve study and any milestone inspection report, because those stall a Marco Island closing rather than the loan itself.
How much a reverse mortgage in Marco Island costs
The biggest cost is FHA mortgage insurance: 2% of the home's value upfront plus about 0.5% a year on the balance, and that premium funds the FHA guarantee behind the non-recourse protection. On a typical Marco Island home at $896,300 the upfront premium runs roughly $17,926. The origination fee is capped at $6,000, and at these values you hit that cap. Naturally a bank quotes whatever is on its own sheet that morning, and a bank that does not review condominium projects will simply tell you no. Instead I shop the same file across more than 30 wholesale lenders, which matters twice here: first on margin, and second because proprietary programs differ sharply on which buildings they accept. What happens to your home and your heirs
Title stays in your name and the loan is non-recourse, so neither you nor your heirs can ever owe more than the home is worth when it is repaid. Florida charges no estate or inheritance tax. However Florida also constrains who may inherit a homestead: under Article X section 4 of the state constitution it cannot be devised at all if you are survived by a spouse or a minor child, except to the spouse when there is no minor child. Condos, associations and a reverse mortgage in Marco Island
First, the housing mix. Of Marco Island's 7,698 owner-occupied homes the Census counts 4,364 single-family detached houses, 2,680 units in buildings of ten or more, 444 in buildings of two to nine, 120 attached homes and just 90 manufactured homes. So this is a two-market island: waterfront houses on one side, mid-rise and high-rise condominiums on the other, and the loan process differs meaningfully between them.
For the house half, the file looks like any other coastal Florida single-family file, with the usual items such as appraisal, elevation, insurance and taxes. For the condominium half, we start with the project. If the building already carries FHA approval, the rest is ordinary. If not, we check whether a Single-Unit Approval fits inside the 10% cap, and where that door is closed we look at proprietary programs, several of which will lend on a building FHA will not touch.

The HUD counseling requirement, explained
Federal HUD rules require an independent counseling session before closing, on every reverse mortgage nationwide, not a Florida rule. It is usually low-cost or free, and it has to be finished before I can pull an FHA case number. HUD publishes the approved counselors serving Collier County, so scheduling never has to stall your file. Find them through HUD’s HECM program. Florida Office of Financial Regulation publishes consumer guidance. What the session actually covers. Consequently no reverse mortgage in Marco Island closes without it, and unlike Texas, Florida adds no second state requirement on top.
