Even now nothing on the island stands above two stories, and there are no chain restaurants. So supply never expanded the way the mainland’s did, which is why the price looks like it does: a median value of $957,300, more than two and a half times Lee County’s $362,200. Zillow put the typical Sanibel home at $816,226 in July 2026. Still, the housing itself is not new. The median build year is 1983 and 37.5% of it predates 1980.
Two numbers frame this page. First, at a median value of $957,300, Sanibel sits at 77% of the FHA lending limit, which is what puts the jumbo on the table. Second, the owners are unusually well established: 60.2% own free and clear and median 65-plus household income is $106,250, nearly double the state’s $57,397. So the conversation here is rarely about need. It is about which product reaches further.

Price and rate are the easy part. These are the numbers that actually decide whether a reverse mortgage in Sanibel makes sense.
Where the FHA limit stops, and what takes over
First, the number this page turns on. The 2026 FHA HECM limit is $1,249,125, and that is a cap on the value FHA will calculate against rather than a cap on what your home is worth. So on a $1.6 million Sanibel house the HECM behaves as though the house were worth $1,249,125, and every dollar above that is simply invisible to the formula.
At a median of $957,300, more than half of Sanibel already sits above three-quarters of that ceiling. That is why the proprietary jumbo is a serious contender here rather than a footnote. A jumbo is not FHA-insured, so it carries no FHA mortgage insurance premium, and it calculates against the full appraised value instead of a national limit.
Now the part most people do not know. Florida imposes no minimum age of its own, since Chapter 494 governs mortgage lending here and sets no borrower age floor. So the only age rules are the programs’ own: 62 for the government-insured HECM, 55 for proprietary jumbos. Compared with Texas, where the state constitution fixes 62 for every reverse mortgage including jumbos, that is a real advantage.
The highest tax bill on this list, and the split exemption behind it
The Census puts the median annual real estate tax on Sanibel at $7,956 on a median home of $957,300, an effective rate of about 0.83%. Across Florida the median bill is $2,730 at about 0.76%, and across Lee County it is $2,858 at 0.79%. So the size of the Sanibel bill comes from the value, not from an unusual rate.
Against that, every Florida homestead gets $25,000 off assessed value for all millages plus an inflation-indexed second exemption worth $26,411 for 2026, and Save Our Homes caps annual assessment increases at 3% or CPI, whichever is lower.

Now the local wrinkle. Florida’s extra senior exemption is local option, and Lee County and the City of Sanibel chose differently. All Lee County millages grant $50,000 plus the 25-year long-term residency exemption, while the City of Sanibel grants $25,000 and does not grant the 25-year version. Either way you need household income at or under $38,686 for 2026. So your county line and your city line can qualify for different amounts on the same bill.
What Ian changed about elevation, and what it means for an appraisal
Hurricane Ian came ashore on September 28, 2022 and destroyed a section of the Sanibel Causeway, cutting every road to the island. Emergency repairs reopened it on October 20 that year, and permanent hardened reconstruction finished in 2024. Still, FEMA’s Mitigation Assessment Team found something more lasting than a broken bridge: Ian’s flooding reached well beyond mapped Special Flood Hazard Areas and often exceeded mapped Base Flood Elevations by several feet.
So substantially damaged buildings had to rebuild with the lowest floor at or above Base Flood Elevation. In order to make that possible, the City of Sanibel passed an ordinance allowing rebuilt homes to rise up to 10 feet above the previous height limit. Either way, the island’s housing is now a mix of pre-Ian and post-Ian elevation standards, sometimes on the same street.
Of course that shows up in an appraisal, and in an insurance quote, and the two are connected. An elevation certificate is worth having in hand before we start, because on this island it moves the flood premium, and the flood premium is part of what the FHA financial assessment measures when it decides whether you need a set-aside.
Insurance on an island with one road off it
FEMA rates Lee County Very High for hurricane risk and Very High for coastal flooding, with community resilience scored Very Low. Sanibel’s mean elevation is roughly 1 foot. Those are the conditions carriers are pricing, which is why insurance is the second-largest line in a Sanibel carrying cost after the tax bill.
Citizens Property Insurance now requires flood coverage on personal residential policies with wind, phased in by dwelling coverage: $600,000 and up from January 2024, then $500,000, then $400,000 from January 2026, and every policy from January 2027. At a median value of $957,300, a Sanibel house crossed that line in the first wave, inside or outside the mapped flood zone.
Even so, none of this stops a reverse mortgage. What it does is make the coverage non-negotiable, because letting a policy lapse is a default under any reverse mortgage. So on a Sanibel file I want the declarations page and the elevation certificate early rather than at underwriting.
Care is on the mainland, across a bridge
The nearest acute-care hospital is HealthPark Medical Center in Fort Myers, roughly 19 miles east by way of the causeway and Summerlin Road. The nearest trauma center is Gulf Coast Medical Center, also in Fort Myers, which the Florida Department of Health lists as Level II. Before you rely on a rating you read somewhere, check the current record on Medicare Care Compare.
Yet the mileage understates it, because there is exactly one road off Sanibel and Ian proved what happens when it goes. At 67 that is a nuisance. At 85, when appointments become frequent and driving becomes harder, it is a real factor in whether staying put is the right plan.
So the honest version of this conversation includes the possibility that Sanibel is not where you finish. A HECM for Purchase exists for exactly that case, and it is worth understanding before the decision is forced rather than after.

How the process works, step by step

Florida adds no state layer to that sequence, unlike Texas, which writes counseling timing and a twelve-day notice period into its constitution. What a Sanibel file adds instead is documentation, such as the elevation certificate, the current flood and wind declarations, and on a post-Ian rebuild the permit history. So long as those are ready, the timeline behaves like anywhere else.
How much a reverse mortgage in Sanibel costs
On a HECM the biggest cost is FHA mortgage insurance: 2% of value upfront plus about 0.5% a year on the balance, and that premium funds the FHA guarantee behind the non-recourse protection. Against the HECM limit the upfront premium tops out near $24,983. A proprietary jumbo charges no FHA premium at all, which is a large number to weigh against a typically higher rate and no insured line-of-credit growth. Why work with a mortgage broker, not a bank
A reverse mortgage in Sanibel is priced, not fixed, and at these values the spread between lenders runs to tens of thousands rather than hundreds. Of course a bank quotes only its own product. Instead I shop the file across more than 30 wholesale lenders, and on an island like this the jumbo shelf matters as much as the rate, because proprietary programs differ sharply on value, age and coastal property. What happens to your home and your heirs
Title stays in your name. On a HECM the loan is non-recourse and FHA insurance backs that promise, so heirs can settle for 95% of appraised value if the balance ever exceeds it. Proprietary jumbos are non-recourse too, though the terms are the lender's rather than FHA's, which is one more reason to read them side by side. Florida charges no estate or inheritance tax. Even so, Article X section 4 of the state constitution restricts devising a homestead when you are survived by a spouse or minor child. Timelines and the 95% rule.
Property types and a reverse mortgage in Sanibel
First, the housing mix, which is not what people expect from a Florida barrier island. Of Sanibel's 2,851 owner-occupied homes the Census counts 2,364 single-family detached houses, 199 units in buildings of two to nine, only 97 in buildings of ten or more, 100 manufactured homes and 77 attached homes. That is the 1974 land use plan showing up in the data half a century later.
So the condominium problem that dominates Marco Island barely registers here, since fewer than one owner in twenty-five lives in a large building. Where it does apply, a HECM needs either an FHA-approved project or a Single-Unit Approval, and a proprietary jumbo is often the cleaner path on an unapproved building.

The HUD counseling requirement, explained
Federal HUD rules require an independent counseling session before closing, on every reverse mortgage nationwide, not a Florida rule. It is usually low-cost or free, and it has to be finished before I can pull an FHA case number. HUD publishes the approved counselors serving Lee County, so scheduling never has to stall your file. Consequently no reverse mortgage in Sanibel closes without it, and unlike Texas, Florida adds no second state requirement on top.
