Aging in place in Sterling with a reverse mortgage: what it really costs

79.1% of Sterling’s housing was built before 1980 and the median build year is 1961. That is the oldest housing stock of any market I cover in five states, older than Fort Morgan, older than anything on the Front Range. At 3,933 feet it is also the lowest ground in Colorado I work in. Those two facts shape everything else on this page.

A 1961 house is a condition conversation

At this age, an FHA appraisal is very likely to call out work: roof, electrical service, plumbing, and lead-paint protocol on anything pre-1978, which here is most of the town. Plan on the possibility of a repair set-aside holding back part of the principal to fund that work on a schedule.

This is not a mark against your house and it is not unusual. It is the normal course in a town where people bought in the 1960s and 1970s and stayed. What it does mean is that the realistic use of a reverse mortgage in Sterling is the house itself: a furnace, a roof, a bathroom that works with a walker, sometimes a main-floor bedroom. Those are not upgrades, they are the difference between staying and going.

The tightest income of any market I cover

Median income for Sterling households headed by someone 65 or older is $38,914. That is the second lowest of the 155 markets on this site, behind only Fort Morgan. The median property tax bill is $939, which is genuinely small, and it still lands hard against an income that size.

This is why I do not lead with cash-flow arguments out here. The absence of a monthly mortgage payment is worth proportionally far more on a $38,914 income than on a six-figure one, and that, plus fixing the house, is usually the whole case.

A hundred and ten miles to a Level II

Banner Sterling Regional MedCenter is in town, which matters more than people from the metro appreciate. But the nearest Level II trauma center is North Colorado Medical Center in Greeley, roughly 110 miles southwest, and the Level I centers are on the Front Range beyond that.

That distance belongs in an honest aging-in-place plan alongside the roof and the furnace. It does not rule anything out. Plenty of people age very well in Logan County. It just needs saying out loud before you commit to a fifteen-year plan in this house.

Ten years in the same home is not a hurdle here

Colorado exempts 50% of the first $200,000 of actual value for owners 65 and older with ten consecutive years of ownership and occupancy. Apply by July 15.

In a town with housing this old and turnover this low, that ten-year test screens out almost nobody, and at a $217,400 median the exemption covers a large share of assessed value rather than a token slice. Taking a reverse mortgage does not affect it, because title stays in your name. The property tax deferral is the one that is off the table.

Owning free and clear in Sterling still costs $502 a month, or $6,024 a year: taxes, insurance, utilities and any HOA fee.

Sterling sits at 3,933 feet. Low ground, relatively speaking, and that matters more as you age than the view does. This is where people come down to when altitude stops working for them.

And it connects to the loan directly: a reverse mortgage assumes this stays your principal residence, so being told to move lower is one of the ways a stay-put plan ends for medical rather than financial reasons. County life expectancy is 74.0 years, under the 77.1 national figure. I would rather print that than leave it out. It argues for taking value from the house sooner than banking on decades of credit-line growth. The federal price parity index does not reach towns this size, so I will not quote a cost of living number I cannot stand behind. On the weather, snow needs clearing on roughly 10 days a year, and 51 days a year top 90F, with 304 days a year seeing no measurable precipitation. Put together, keeping this house once it is yours outright costs a median $502 a month, which is 15% of typical income past 65.
