Expect the appraisal to have opinions

On stock this old, an FHA appraisal is far more likely to flag condition items: roof age, electrical service, plumbing, peeling paint on a pre-1978 house, and the general list a HUD appraiser has to call out. That frequently means a repair set-aside at closing, where part of your principal is held back to fund required work on a schedule.

This is not a reason to avoid the loan and it is not a mark against your house. It is a reason to expect it and plan the timeline, rather than being surprised three weeks in. Tell me the age of the roof and the furnace in our first conversation and I can usually tell you what is coming.

Where the money actually goes here

In an expensive market the reverse mortgage conversation is about cash flow or a jumbo product. In Fort Morgan it is almost always about the house itself. A 1970 home that has been lived in by the same family for decades usually needs a furnace, a roof, a bathroom that works for someone with a walker, and sometimes a main-floor bedroom. Those are not luxuries, they are the difference between staying and leaving.

They often do, and the absence of a monthly payment is worth more on a modest fixed income than on a large one.

The exemption, and why the ten-year rule is easy here

Colorado exempts 50% of the first $200,000 of actual value for owners 65 and older with ten consecutive years of ownership and occupancy in the same home. Deadline July 15, then it renews on its own.

In a town where people buy a house and stay in it for thirty years, that ten-year test screens out almost nobody. And at Fort Morgan values the exemption covers a meaningful share of the assessed value rather than a token slice. If you are 65 or older here and not claiming it, that is free money sitting on the table.

Taking a reverse mortgage does not affect it. Title stays in your name. The property tax deferral is the one to avoid: Colorado excludes reverse-mortgaged homes from that program entirely.

Colorado Plains Medical Center here in town is a Level III trauma facility, which is more than a lot of plains communities have. The nearest Level II is North Colorado Medical Center in Greeley, roughly fifty miles west; the nearest Level I centers are in Denver, Aurora, Lakewood and Colorado Springs.

Having a Level III in town genuinely matters, and it is the reason I would not put Fort Morgan on the “isolated” list with the mountain towns. But fifty miles is fifty miles, and on a plan to stay in a 1970 house into your eighties it belongs in the arithmetic alongside everything else.

One thing you do not have to worry about

Wildfire. Morgan County is not wildland-urban interface, and the fires that have reset Colorado’s insurance market, Marshall on the Front Range, Cameron Peak and East Troublesome in the mountains, are not your exposure. Statewide premium increases still reach you, because carriers price statewide, but you are not in the non-renewal crosshairs the way Estes Park or Durango is.

Hazard insurance still matters to the loan: it is a property charge you must keep current for the life of a reverse mortgage, and a lapse is a default. On an older home the insurable issue here is usually roof age and hail rather than fire.

They decide whether we are looking at a repair set-aside and how long the timeline runs.
