Meanwhile the housing has largely been rebuilt since: a median build year of 2004, a median value of $420,000 against $523,000 across Travis County, and Zillow putting the typical home at $402,902 in July 2026. So this is one of the more affordable ways to be on Lake Travis.

Price and rate are the easy part. These are the numbers that actually decide whether a reverse mortgage in Lago Vista makes sense.

Thin equity, and why the line of credit matters more here

First, the structural fact. Only 28.9% of owner-occupied homes in Lago Vista are owned free and clear, against 33.5% across Travis County and 44.0% across Texas. So roughly seven owners in ten here still carry a balance, and a reverse mortgage retires that balance at closing before anything reaches you.

Consequently the remainder is usually smaller than the headline principal limit suggests, and that changes the right structure. Rather than take what is left as a lump sum, most people in this position are better served leaving it as a line of credit, because the unused portion of a HECM line grows over time at the same rate the loan accrues. Namely the money you do not spend this year buys more capacity next year. Here is how that growth actually works.

Importantly, clearing the existing payment is often the whole benefit by itself. On a fixed income, removing a monthly principal and interest obligation does more for cash flow than a check does, and it is the reason a lot of Lago Vista files make sense even when the leftover proceeds are modest.

What Texas takes off the tax bill, and the fork it makes you choose

The Census puts the median annual property tax in Lago Vista at $6,042 on a median home of $420,000, an effective rate of about 1.44%, a touch under Travis County’s 1.48%. Notably that bill has to stay current for the life of the loan, because there is no principal and interest payment on a reverse mortgage and taxes and insurance become the whole recurring obligation.

Against that, Texas exempts $140,000 of a residence homestead from school district taxes and adds another $60,000 once you turn 65, leaving about $220,000 of a median Lago Vista home exposed to the school rate. Furthermore section 11.26 freezes the school portion at the dollar amount imposed in your first qualifying year. Travis Central Appraisal District notes that county, city and junior college units may adopt ceilings of their own, and that over-65 ceilings are recalculated annually following Propositions 1 and 4.

Now the Texas-specific fork. Section 33.06 lets an owner 65 or older defer property tax collection entirely at 5% annual interest until they no longer own and occupy the home. However, the written notice the Texas Constitution requires on every reverse mortgage warns that taking one may end eligibility for that deferral. So treat them as alternatives rather than a stack.

Newer houses on a steep shoreline

The median Lago Vista home went up in 2004, only 14.3% of the stock predates 1980 and just 0.3% predates 1940. So very little of the original 1960s resort housing survives, and an FHA appraisal here rarely produces the repair list that stalls a file in older markets.

Instead the aging-in-place variable is the ground. This is Hill Country shoreline, so lots fall away toward the water, driveways are steep and split-level plans are common. Consequently the useful work is usually a main-floor bedroom and bath, better exterior lighting, handrails on the outside steps and a plan for the drive in winter rain rather than a systems overhaul.

Meanwhile keeping a paid-off home here costs about $981 a month, roughly 13% of a median 65-plus household income of $89,493. Medical care, which means the drive down 1431

There is no hospital in Lago Vista. Ascension Seton Cedar Park Hospital is about thirty minutes east and states a Level IV trauma designation, a STEMI receiving program and Maternal Level II and NICU Level II designations. For the most serious cases, Dell Seton Medical Center at The University of Texas in Austin is about fifty minutes away and is a Level I trauma center for adults.

So the plan has to include the drive, and on a two-lane road that is worth saying out loud before it matters. The Area Agency on Aging of the Capital Area covers Travis County for benefits counseling and care coordination, and Travis County Health and Human Services runs engAGE Travis County for adults 50 and over, with resources listed for the North Lake Travis area.

Weather, hail and the insurance line

NOAA’s 1991 to 2020 normals for the Austin 33 NW station give a January high of 60.3 degrees and a low of 40.2, a July high of 94.2 and about 33 inches of rain a year, the driest figure in my Texas cluster. So the maintenance calendar here is a summer one, and drought is part of it.

FEMA rates Travis County Relatively High overall, at the 98th percentile nationally, with Very High ratings for tornado and hail, Relatively High for inland flooding and Relatively Moderate for wildfire. Consequently roof deductibles and any cosmetic damage exclusion are worth reading before renewal, and for a house backing onto cedar brake the wildfire rating deserves the same attention. Since a reverse mortgage requires insurance to stay current for the life of the loan, bring the actual policy. Call me at 720-449-6622.

How the process works, step by step

Consultation, HUD counseling, application, appraisal, closing. Texas adds two rules of its own on top of the federal ones. Firstly, the Constitution requires you to attest in writing that you received counseling, completed no earlier than 180 days and no later than 5 days before closing. Secondly, the lender must give you a separate written notice that both of you sign, and nothing can close before the 12th day after that notice is delivered. So build about two extra weeks into any Texas timeline.

How much a reverse mortgage in Lago Vista costs

The biggest cost is FHA mortgage insurance: 2% of the home's value upfront plus about 0.5% a year on the balance, and that upfront premium funds the FHA guarantee behind the non-recourse protection. Moreover Texas writes the non-recourse rule into its own constitution, at Article XVI section 50(k)(3): the loan is made without recourse for personal liability against each owner and each owner's spouse. So the debt can never exceed what the house sells for. Texas also charges no estate or inheritance tax. Condos, cabins and a reverse mortgage in Lago Vista

First, the numbers, which reflect what this town used to be. Of Lago Vista's 3,962 owner-occupied homes the Census counts 3,600 detached houses, 101 units in buildings over nine units, 118 in small two-to-nine unit buildings, 71 attached homes and 72 manufactured homes. So a 1960s resort development left a genuinely mixed housing stock, which is unusual out here.

Importantly, each type follows a different path. A condominium needs FHA project approval, or a single-unit approval, which turns on the association's owner-occupancy ratio, reserves, insurance and litigation history, so ask your manager for the budget, the reserve study and the master insurance certificate before we start. Attached homes on a fee simple deed are generally treated as ordinary single-family houses.

The HUD counseling requirement, explained

Federal HUD rules require an independent HUD-approved session before closing, usually low-cost or free, and it has to be finished before I can pull an FHA case number. HUD publishes the approved counselors serving Travis County, so scheduling never has to stall your file. Find counselors through HUD’s HECM program. Consequently no reverse mortgage in Lago Vista closes without it, and in Texas the timing is written into the state constitution rather than left to the lender.
