Canyon Lake sits at 956 feet in the Texas Hill Country, spread along the shore of a reservoir the U.S. Army Corps of Engineers completed in 1964. The Corps still runs the parks, ramps and campgrounds and puts the lake at 93 miles of shoreline. What the Handbook of Texas calls a dispersed unincorporated region is really several older communities, Startzville, Sattler, Hancock and Cranes Mill, grown together around the water. Meanwhile the housing is a bargain by Comal County standards: a median value of $389,300 against $427,200 countywide, with Zillow putting the typical home at $396,532 in July 2026.

Two numbers explain why this page reads differently from the rest of the Hill Country. First, 23.5% of Canyon Lake residents are 65 or older against 18.7% across Comal County and 13.4% statewide, with a median age of 48.2. Second, the cost of holding a house here is genuinely low: $606 a month on a paid-off home, which is about 10% of a median 65-plus household income of $70,678. Across Texas that ratio is 14% and nationally it is 13%. So the ongoing obligation a reverse mortgage creates is smaller here than almost anywhere.

Price and rate are the easy part. These are the numbers that actually decide whether a reverse mortgage in Canyon Lake makes sense.

The cheapest house to keep in my Texas cluster

First, the number worth leading with. The Census puts the cost of keeping a mortgage-free home in Canyon Lake at $606 a month. Across Comal County it is $751 and across Texas $678. So this is the only community in my Texas cluster where holding a paid-off house costs less than the state average, and it is the reason a reverse mortgage sits comfortably here.

The tax side does most of that work. The effective rate is 0.91% on a median bill of $3,544, against 1.13% and $4,833 across Comal County. Part of it is that values here sit below the county median rather than above it, which is unusual for a lake community. The rest is that Comal County grants a 20% local option homestead exemption to all homeowners on top of the state’s school exemptions.

Importantly, that matters directly to the loan. There is no principal and interest payment on a reverse mortgage, so taxes and insurance are the whole recurring obligation, and a lender’s financial assessment weighs them against your income. At about 10% of a median 65-plus income here, that assessment is rarely the sticking point.

What Texas takes off the bill, and the fork it makes you choose

Texas exempts $140,000 of a residence homestead from school district taxes and adds another $60,000 once you turn 65. Together that is $200,000 off the school taxable value, which on a median Canyon Lake home of $389,300 leaves about $189,300 exposed to the school rate. Furthermore, section 11.26 of the Tax Code then freezes the school portion at the dollar amount imposed in your first qualifying year, and a surviving spouse aged 55 or older who was living in the home keeps that freeze.

Comal Appraisal District processes the application on Comptroller Form 50-114, filed between January 1 and April 30, and it allows late filing up to two years after delinquency for owners 65 or older. Notably it also states plainly that the county’s own 20% local option applies to all homeowners.

Now the Texas-specific fork. Section 33.06 lets an owner 65 or older defer property tax collection entirely at 5% annual interest until they no longer own and occupy the home. However, the written notice the Texas Constitution requires on every reverse mortgage warns that taking one may end eligibility for that deferral. So treat them as alternatives rather than a stack.

A Corps reservoir, and what that means for insurance

Canyon Lake is a flood control reservoir before it is anything else. The Corps of Engineers built it for that purpose and operates it that way, which is why the shoreline moves and why parts of the surrounding valley sit in mapped flood zones. FEMA rates Comal County Relatively High for inland flooding, and Relatively Moderate overall at the 93rd percentile nationally.

Consequently flood cover is a live question here in a way it is not in most of the Hill Country. A standard homeowners policy does not include it, so if your lot is in a mapped zone the coverage comes separately through the National Flood Insurance Program or a private carrier, and a lender will require it. Since a reverse mortgage requires insurance to stay current for the life of the loan, that premium belongs in the assessment from the start.

Older lake houses and what an appraiser will flag

The median Canyon Lake home went up in 2001, though 19.8% of the stock predates 1980 and 1.6% predates 1940. So there are two housing stocks here: newer subdivisions built since the 1990s, and older lake cabins that were never meant to be lived in year round.

Importantly, an FHA appraisal that flags repairs does not end the file. Under 24 CFR 206.47 repairs costing 15% or less of the maximum claim amount can be completed after closing through a repair set-aside, with funds held back from your proceeds and released as the work is done. On a $389,300 home that is a workable budget for a roof, a deck or a heating system.

Meanwhile the aging-in-place work on a lake lot is usually about getting from the car to the door. Slopes, steps down to the water and long gravel drives are what actually end independent living here, more often than anything inside the house. Medical care, which means a drive

There is no hospital in Canyon Lake. Resolute Baptist Hospital in New Braunfels is about 25 minutes away and lists emergency services, cardiology, orthopedics, rehabilitation and the area’s only Level II neonatal intensive care unit. For the most serious cases, University Hospital in San Antonio is roughly 55 minutes away and is the only hospital in San Antonio and South Texas verified by the American College of Surgeons as both a Level I trauma center and a Level I pediatric trauma center.

So the plan here has to include the drive, and that is worth saying out loud before rather than after. The CRRC of Canyon Lake runs a local senior program, and the Alamo Area Agency on Aging covers Comal County for benefits counseling and care coordination.

How the process works, step by step

Consultation, HUD counseling, application, appraisal, closing. Texas adds two rules of its own on top of the federal ones. Firstly, the Constitution requires you to attest in writing that you received counseling, completed no earlier than 180 days and no later than 5 days before closing. Secondly, the lender must give you a separate written notice that both of you sign, and nothing can close before the 12th day after that notice is delivered. So build about two extra weeks into any Texas timeline.

Why work with a mortgage broker, not a bank

What happens to your home and your heirs

Title stays in your name. Moreover Texas writes the non-recourse rule into its own constitution, at Article XVI section 50(k)(3): the loan is made without recourse for personal liability against each owner and each owner's spouse. So the debt can never exceed what the house sells for. Texas also charges no estate or inheritance tax. House types, unincorporated lots and a reverse mortgage in Canyon Lake

First, skip the condo conversation. Of the 11,821 owner-occupied homes around the lake the Census counts zero in any building over nine units, so FHA project approval on a mid-rise is not a question that arises here. There are 284 attached homes and 79 in small two-to-nine unit buildings, and those are generally treated as ordinary single-family homes provided the deed is fee simple.

The larger local fact is that 1,613 owner-occupied homes here are manufactured, about 13.6% of the total. Those are financeable, and I write them, but eligibility turns on a short list of specifics that deserve their own conversation rather than a paragraph. Meanwhile most of Canyon Lake is unincorporated, which means county rules rather than city ones, and water, wastewater and road maintenance that vary lot by lot. Consequently an appraiser will look at how the property is served rather than assume a municipal connection, and that is worth establishing at the start. The HUD counseling requirement, explained

Federal HUD rules require an independent HUD-approved session before closing, usually low-cost or free, and it has to be finished before I can pull an FHA case number.
