There is a dedicated senior services millage here, levied by The Manistee County Council on Aging. The money goes to meals at no charge with a suggested $3 donation, and a reimbursement program paying up to $40 a month toward homemaker, chore, transportation and shopping services. Exhaust that first. Then we can talk about what the house needs to do.
The hospital picture, plainly
Munson Healthcare Manistee Hospital is in town, part of Munson Healthcare. Often called a critical access hospital online. CMS classifies it as acute care. The relevant figures are 62 miles to Level II care at Munson Medical Center, and 118 miles to the nearest Level I in Grand Rapids. I would rather put this on the page than let someone discover it in an ambulance.
How much snow, and what the city expects
Manistee gets 33 days a year with at least an inch of snow down. The duty is geographic here rather than universal: 24 hours, but only in the central business district: River, Water, Clay, Division, Maple, Poplar and Greenbush streets. Outside those seven, a Manistee homeowner has no clearing duty. Ignore it and the city manager can clear it at a rate the council sets, and unpaid it becomes a lien collected as taxes. That is Manistee Codified Ordinances 674.07. A snow contract is one of the better small uses of a monthly draw. It buys back a risk you cannot insure against.

The season brings 33 days needing a shovel, 99 inches of snow across the year, and 138 days at or below freezing. You keep the title and you keep ownership. A reverse mortgage is a non-recourse loan, so you and your heirs can never owe more than the home is worth when the loan is repaid. It comes due when the last borrower permanently leaves; your heirs can repay or refinance to keep the home, or sell and keep every dollar of remaining equity. If the balance ever exceeds the value, FHA insurance covers the difference and heirs can settle a HECM for 95% of appraised value.

What about condos and HOA approval?
