Why the fee schedule bites harder on a Benzie County house

Secondly, the origination fee is set by a HUD schedule: 2% of the first $200,000 of value plus 1% of everything above it, with a floor of $2,500 and a hard cap of $6,000. At $285,700 that works out to $4,857. Thirdly, the third-party costs, meaning appraisal, title, settlement, recording and counseling, typically add $2,500 to $3,500 up here.
Add those together and you get roughly $13,000, or about 4.6% of the house. Run the identical package on a home at the 2026 FHA limit of $1,249,125 and it comes to about $34,000, which sounds worse until you notice it is only 2.7% of that house. The reason is simple: the origination fee stops growing at $6,000 and the third-party costs barely move at all, so on a smaller home the flat portion is a larger slice.
However, none of that makes the loan a bad deal here. It makes the comparison a percentage question rather than a dollar question, and it means shopping the origination fee is worth real money in Benzie County, because lenders price it very differently and some credit part of it back. An old county with a modest income behind the equity

So the pattern I see in Benzie is a house worth a quarter of a million dollars owned by someone living on Social Security and a small pension. Namely, the equity is the largest asset in the household by a wide margin, and the useful move is usually a standby line of credit opened while you are well, with the unused portion left to grow. Property tax is light here, and the exemption is worth protecting
Benzie’s effective property tax rate runs about 0.79% against 1.25% across Michigan and 0.94% nationally, and the median bill is $2,262. That is one of the reasons the monthly carrying cost is so low, and it feeds straight into the loan, because a HECM requires you to keep paying taxes and insurance and a low bill makes that easier to sustain.
Importantly, a reverse mortgage is a lien rather than a transfer, so it does not disturb your Principal Residence Exemption and it does not uncap your taxable value under Proposal A. Even so, the exemption only holds while you occupy the home as your principal residence, which is the same condition the loan itself carries. So the two rules point the same direction and you keep both by simply continuing to live there.

Paul Oliver Memorial Hospital in Frankfort was Michigan’s first federally designated critical access hospital and runs a 24-hour emergency department, which matters a great deal in a county this size. However, anything serious moves to Munson Medical Center in Traverse City, the Level II trauma center about 40 miles north, so plan on that drive being part of the picture. Because quality scores are republished every year, check the hospital you would actually use against Medicare’s Care Compare rather than taking mine.
What care costs against a Benzie County income
Those are Genworth’s 2024 Michigan figures, and the gap is the whole point. Assisted living at $72,480 runs about $11,600 a year past the typical 65+ income here, and a home health aide is further past it still. So the equity is not a nice-to-have in Benzie County, it is the only asset large enough to cover a care event of any length. With a HECM for Purchase you buy the next house using the reverse mortgage itself: a down payment from you, the balance financed, and no required monthly principal-and-interest payment afterward. Title never leaves you. Non-recourse means the payoff is capped at what the property is worth, so no heir of yours can inherit a shortfall on this loan, and the family chooses at that point between keeping the house, refinancing it or selling it. In Benzie the balance tends to be modest in absolute dollars, which makes keeping it a realistic option for children who want it. Manufactured homes, older houses and a reverse mortgage in Benzie County
First, the condo question barely applies. Of Benzie's 6,764 owner-occupied homes the Census counts just 49 in buildings of ten units or more and 62 attached, so FHA project approval almost never comes up here.
Manufactured housing does. There are 497 owner-occupied manufactured homes in the county, about 7.3% of the total, and FHA will lend on one provided it was built after June 1976, sits on a permanent foundation, and is titled as real property on land you own. Naturally each of those is a document rather than an opinion, so the answer is usually knowable in a phone call.
Age is the other thing an appraiser will look at. 44.3% of Benzie housing predates 1980 and 11.4% predates 1940, which is actually younger than Michigan as a whole at 62.1% and 14.6%. Even so, FHA cares about condition rather than vintage: roof, heat, water, and no peeling paint on a pre-1978 house.
