Littleton Adventist is why staying put is realistic

A Level II trauma center in a city of 45,000 is unusual, and Sky Ridge in Lone Tree adds another a few miles away. Colorado has five Level I centers, all on the Front Range, with the nearest in Denver and Lakewood. For a community where a fifth of residents are already past 65, that concentration of care is the strongest single argument for aging in place rather than moving to be near a hospital.

Older housing, and what the appraisal tends to find

45.5% of the stock predates 1980, median build year 1982. Roof, furnace, electrical panel and a main-floor bathroom are the usual list. An FHA appraisal will call out what it sees, so a repair set-aside at closing is a realistic expectation rather than a bad sign. Plan the timeline around it.

The exemption, and the deferral that cancels the loan

Colorado exempts 50% of the first $200,000 of actual value at 65 and older with ten consecutive years in the same home, deadline July 15. In a city with this age profile and this much long tenure, most people who qualify by age also qualify by occupancy.

A reverse mortgage does not affect it. The property tax deferral does: Colorado bars reverse-mortgaged homes from that program outright. Also dated, the Qualified Senior Primary Residence classification, which lets a senior who moves keep the reduction without restarting the ten-year clock, ends after tax year 2026.

The gap between equity and income here

The mortgage ending does not end the bills. A typical Littleton owner without one pays $787 a month, $9,444 a year, across taxes, insurance, utilities and any HOA. $3,335 of that is the county. Littleton sits at 5,428 feet. Ordinary Colorado elevation, well below the range where the American Heart Association starts flagging risk, and most long-term residents never give it a thought.

Low enough that altitude is unlikely to be what ends anyone’s plan to stay in this city. And it connects to the loan directly: a reverse mortgage assumes this stays your principal residence, so being told to move lower is one of the ways a stay-put plan ends for medical rather than financial reasons.
