A Ludington homeowner over 60 is weighing a handful of concrete things. These are they. Public sources throughout. Some fields are blank, and blank is deliberate.

The FHA appraisal, and what a 1957 house triggers

Structures here have a median completion year of 1957, older than the Michigan median of 1972 and older than most of the state. About 73% of the housing here went up before 1980, which is the line that matters for lead paint. Every HECM appraisal is an FHA appraisal, so condition is on the table alongside value. Older housing tends to surface a roof, a furnace or a paint issue. None of that ends the file; it goes into a repair set-aside capped at 15% of the maximum claim amount.

The figure that matters more than the home value

Median monthly cost to keep a Ludington house with no mortgage on it: $532. Taxes, insurance, heat, power, water, and an association fee if there is one. A typical household aged 65 and over here brings in $41,823, so the house takes 15% of it. In practice that means four senior centers including the Ludington Area Senior Center, open to anyone 50 and older with no residency test. Start there. Borrow for what is left.

The two distances that decide this are 59 miles to Trinity Health Muskegon Hospital, a Level II, and 96 miles to the nearest Level I in Grand Rapids. Ludington gets 28 days a year with at least an inch of snow down. The requirement applies to part of the city only: 24 hours, but only in the central business district. A residential owner in Ludington has no sidewalk-clearing duty at all. It comes due when the last borrower permanently leaves; your heirs can repay or refinance to keep the home, or sell and keep every dollar of remaining equity. If the balance ever exceeds the value, FHA insurance covers the difference and heirs can settle a HECM for 95% of appraised value.

What about condos and HOA approval?
