A reverse mortgage is a national product. Whether it makes sense is a local question, so here are the local answers for Cadillac. Everything is from a public source, and where a figure is not published for a place this size, I say so instead of substituting a statewide average.

The FHA appraisal, and what a 1965 house triggers

Half the houses in Cadillac predate 1965, right at the Michigan median of 1972. About 66% of the housing here went up before 1980, which is the line that matters for lead paint. On paper a HECM appraisal produces a value. In practice it produces a punch list: roof, furnace, water heater, electrical, lead paint. That list is funded by a repair set-aside, up to 15% of the maximum claim amount, and the work happens after closing rather than before.

Running the house, month after month

Owning a Cadillac house outright costs a median $476 every month. The components are taxes, insurance, utilities and fuel. That is 17% of the $33,711 a typical older household here takes in. For rides, WexExpress, the Cadillac and Wexford transit authority, door to door county-wide is the one, open to riders 55 and older, the lowest senior threshold I have found in Michigan. It costs $1.00 around Cadillac, $1.50 elsewhere in the county, $3.00 to Traverse City. This is the cheapest insurance against isolation there is.

Three state rules do most of the work here, and they are all on the Michigan page: a reverse mortgage does not uncap your taxable value under MCL 211.27a(7)(j), the Principal Residence Exemption survives because you keep title, and the summer tax deferment creates no lien.

It comes due when the last borrower permanently leaves; your heirs can repay or refinance to keep the home, or sell and keep every dollar of remaining equity. If the balance ever exceeds the value, FHA insurance covers the difference and heirs can settle a HECM for 95% of appraised value.
