It also has no designated trauma facility, with the nearest a Level III about twenty miles west in Durango and the nearest Level II roughly 190 miles away.

A young town, which changes who this page is for

With fewer than one resident in twelve past 65, Bayfield is a working community rather than a retirement destination. If you are the retired homeowner here, you are in the minority, and you are probably someone who came for La Plata County and stayed. The median home is $412,500 with a median tax bill of $1,446, an effective rate near 0.35%.

The relatively new housing helps on the loan side: median build year 1998 and only 24.7% pre-1980, so FHA appraisal condition findings and repair set-asides are less likely than in an older market.

Twenty miles to a Level III, and a long way past that

Mercy Hospital in Durango is a Level III, roughly twenty miles west, which handles most of what happens. Beyond that the nearest Level II is about 190 miles and Colorado’s five Level I centers are all on the Front Range. That is the trade for living in La Plata County, and it is worth stating plainly in any plan to age in place here.

The exemption, and the deferral that cancels a reverse mortgage

Colorado exempts 50% of the first $200,000 of actual value at 65 and older with ten consecutive years of ownership and occupancy, deadline July 15. At a $412,500 median, $100,000 of exempted value is a meaningful share of the bill. A reverse mortgage does not affect it.

The property tax deferral is a different program with the opposite answer: Colorado bars reverse-mortgaged homes from it outright, and a 75%-of-value lien cap would disqualify a HECM regardless. People conflate the two constantly, so it is worth being precise.

Wildfire is real in this county

The 416 Fire started on June 1, 2018 about ten miles north of Durango and burned more than 34,000 acres, over 58,000 counting the neighboring Burro Fire, with more than 2,000 people evacuated. La Plata County is genuine wildland-urban interface and insurers price it accordingly.

Hazard insurance is a property charge you must keep current for the life of a reverse mortgage, and a lapse is a default. If you land on the Colorado FAIR Plan, know that it caps at $750,000, settles at actual cash value rather than replacement cost, and covers fire, lightning and smoke as base perils. Since July 2026 you can require your wildfire risk score, credit for mitigation, and an appeal.

What it actually costs to hold the house here

Owning free and clear in Bayfield still costs $496 a month, or $5,952 a year: taxes, insurance, utilities and any HOA fee. The median tax bill inside that is $1,446. The median Bayfield household aged 65 and over brings in $64,583.

Bayfield sits at 6,975 feet. That is real elevation. It sits below the level the American Heart Association flags for people with heart conditions, though it is high enough to complicate a cardiopulmonary diagnosis later on.

Similar to Ridgway, though with a far younger population it is a question for the next generation here. It matters to the loan too.
