Steamboat sits roughly 1,400 feet below Vail and nearly 1,900 below Telluride. At the margins of cardiopulmonary health that gap matters, and it is the main reason I would rate Steamboat the most realistic of Colorado’s resort towns for someone intending to grow old in place.
It is still 6,851 feet. Well under the 9,840 feet where the American Heart Association starts flagging risk, but high enough that a new heart or lung diagnosis is worth discussing with your doctor in terms of where you live, not just how you treat it.
The carrying cost is the highest outside Summit County
Keeping a paid-off Steamboat house runs a median $869 a month, or $10,428 a year, once taxes, insurance, utilities and any HOA are counted. The $2,979 median property tax bill is only part of it; utilities in a climate like this are the rest.

Worth running both sets of numbers side by side. If your home appraises under the limit the HECM is usually the better instrument, with FHA insurance behind it. Over the limit and the conversation changes.
Routt County, wildfire, and the FAIR Plan ceiling
Colorado’s insurance market has repriced statewide, with premiums reported up more than 100% since 2019. If a carrier non-renews you and you land on the Colorado FAIR Plan, read the limits carefully: $750,000 of property and contents, settled at actual cash value rather than replacement cost, with fire, lightning and smoke as base perils.
At a $981,800 median that $750,000 cap sits below the typical Steamboat house. That is a genuine gap, and since hazard insurance is a property charge you must maintain for the life of a reverse mortgage, it is a gap with loan consequences. Underneath all of it: a paid-off house still costs a median $869 a month to hold, 12% of typical income at 65 and over.
