How the process works, step by step

Getting a reverse mortgage is more straightforward than most people expect. In short, it is a free consultation, independent HUD counseling (required in Washington), application and shopping across lenders, an appraisal, and closing, usually about 30 to 45 days. This is what I would want to know if the house in question were mine and it were in Chelan. Drawn from federal and local records. The gaps are real gaps, not rounding.

A practical read on the age of the housing here

1984 is the median year a Chelan house was built, right at the Washington median of 1985. About 44% of the housing here went up before 1980, which is the line that matters for lead paint. Because the loan is FHA-insured, the appraisal doubles as a condition report. What comes back most often on older housing: a roof near the end, a furnace on borrowed time, and paint on a pre-1978 exterior. All of it handled through a repair set-aside, funded from your proceeds and capped at 15% of the maximum claim amount.

What a Chelan owner over 65 pays just to stay

The Census puts the cost of holding a mortgage-free Chelan home at $609 a month. Taxes, insurance, heat, power, water, and an association fee if there is one. A typical household aged 65 and over here brings in $37,188, so the house takes 20% of it. Keep that number in front of you. It is what you are still committing to every month after the mortgage is gone, and it is the reason underwriting looks at income at all.

Snow, sidewalks and liability

On average, 8.9 days a year need clearing here. And clearing it is not a courtesy: by nine in the morning after a snowfall, and kept clear through the day. The consequence is a fine between $5 and $25 on conviction, and if the city clears it the cost is assessed against the parcel and “said assessments shall be a lien”. That is Chelan Municipal Code 12.12.070 to 12.12.090, which dates from 1956 and has never been modernized. Line up a contractor in October, not in January. Prices and availability both move the wrong way once it snows.

How much can you earn and still get the exemption here

For Chelan County the ceiling is $48,000 of combined disposable income for this year’s bill. Come the 2027 bill it is $68,000. The legislature raised the tiers in June 2026 and the change applies to taxes collected from 2027. It applies to the surviving spouse too, from 57 in some counties, which almost nobody knows.

The most expensive thing you can do by accident

Chelan looks like a gap on the home repair map. Ask the county aging office; the programs that exist are rarely well advertised. Worth knowing why I check at all: several Washington repair programs record a deed of trust against the house, and under 24 CFR 206.27(b)(3) a HECM cannot sit behind one. Where there is no program, there is no conflict, which is the one advantage of having nothing.

Uncapping, the exemption, and the deferment

Every Washington page on this site carries the same warning, so it may as well be here too: the senior deferral records a lien and the reverse mortgage forbids it. The exemption is unaffected. Washington page.

Trauma care, and the trade this location makes

The care radius runs 0.4 miles to Lake Chelan Health, Level IV, and 180 miles to Level I in Seattle. That Level I figure is large everywhere in this state, because the state has one. The useful number is the Level II, 153 miles away. These are Washington Department of Health designations rather than American College of Surgeons verifications, and the state caps how many services of each level a region may have, so a Washington Level III is not the same animal as a Level III somewhere that adopts the national criteria. People move for schools at 35 and never reconsider the equivalent question at 75. This is that question.

The bills, and the bus

There is money on the table at Chelan PUD, which offers 25% off the monthly bill. It is income-tested. The old senior and disabled discount has gone and age is no longer a qualifying criterion, though existing holders transition automatically. Claim it. It comes straight off the bill that survives the mortgage. The fare here is nothing. Link Transit, including DART and paratransit runs a zero-fare system, so mobility after the car is cheaper than almost anywhere else I lend. The nonprofit center is the Chelan Senior Center.
