How the process works, step by step

Getting a reverse mortgage is more straightforward than most people expect. In short, it is a free consultation, independent HUD counseling (required in Washington), application and shopping across lenders, an appraisal, and closing, usually about 30 to 45 days. This is what I would want to know if the house in question were mine and it were in Wenatchee. Drawn from federal and local records. The gaps are real gaps, not rounding.

Older houses, and the repair set-aside nobody warns you about

Half the houses in Wenatchee predate 1977, right at the Washington median of 1985. About 55% of the housing here went up before 1980, which is the line that matters for lead paint. The appraisal is the gate, not the value. FHA wants structure, roof, heat, plumbing, wiring and lead-safe surfaces, and on housing this age at least one of those usually needs attention. That goes into a repair set-aside: your own money, held back, spent after closing, capped at 15% of the maximum claim amount.

The bill that does not go away when the mortgage does

Owning a Wenatchee house outright costs a median $557 every month. It covers the tax bill, the insurance, the utilities and the fuel. That is 13% of the $50,061 a typical older household here takes in. For 21% of Wenatchee households aged 65 and over, the house takes 30% or more of income today. This is the obligation the loan leaves behind. Taxes, insurance, upkeep. Miss them and the loan becomes due and payable, which is the outcome the whole structure is designed to avoid.

The bills, and the bus

There is money on the table at the city, which offers 40% off water, sewer and storm drain, and 20% off garbage. It goes to age 62 and older with income under $41,000 single or $48,000 for two. Every dollar off the utility bill is a dollar the loan does not need to cover, and it is free to apply. Transit here is free to everyone. Link Transit, including DART and paratransit abolished fares, so the day you stop driving costs less than it does in most of the state. The nonprofit center is the Wenatchee Valley Senior Activity Center, now the Foothills Community Center. Chelan PUD replaced its senior and disabled electricity discount with an age-blind income program at 25% off, and existing holders transition automatically.

Who clears the sidewalk when you cannot

Wenatchee averages 11 days a year with an inch or more of snow to clear. And clearing it is not a courtesy: within 24 hours, the full sidewalk width downtown and at least three feet in a residential zone. The consequence is a civil infraction with each day separate, and worse: if the city clears it for you the cost “shall become a lien upon the respective parcels of land” at 6% interest. That is Wenatchee Municipal Code 7.24. Line up a contractor in October, not in January. Prices and availability both move the wrong way once it snows.

What your neighbors in Chelan County are already claiming

In Chelan County you qualify at or under $48,000 for the current bill. Come the 2027 bill it is $68,000. The legislature raised the tiers in June 2026 and the change applies to taxes collected from 2027. You apply once and renew periodically rather than every year, which makes the paperwork less painful than it sounds.

A title problem waiting to happen

There is no local home repair program serving Wenatchee that I could find. Ask the county aging office; the programs that exist are rarely well advertised. Worth knowing why I check at all: several Washington repair programs record a deed of trust against the house, and under 24 CFR 206.27(b)(3) a HECM cannot sit behind one. Where there is no program, there is no conflict, which is the one advantage of having nothing.

The Washington rules that decide this, in one paragraph

The state layer comes down to a single distinction. An exemption is a reduction and leaves title alone. A deferral is a loan from the state and goes on title ahead of everything. Only the first is compatible with a HECM. See the Washington page.

What the trauma designations actually mean here

For the emergency that actually tests a location: Confluence Health Central Washington Hospital, Level III, 2.3 miles. Nearest Level I, 147 miles in Seattle. Read that Level I number in context: Washington designates exactly one, Harborview, for the whole state. The figure to judge a location on here is the Level II, which is 121 miles. The designations come from the state, not from the American College of Surgeons, and Washington limits how many services of each level a region may hold. So the label reflects both capability and the state’s view of how many that region needs. Take it as one input among several, but do not leave it out.
