How the process works, step by step

Getting a reverse mortgage is more straightforward than most people expect. In short, it is a free consultation, independent HUD counseling (required in Washington), application and shopping across lenders, an appraisal, and closing, usually about 30 to 45 days. A HECM is underwritten on an FHA appraisal, which cares about condition and not just price. Roof life, heat, water, electrical, and chipping paint on anything pre-1978. Those five account for most of what gets called out. The remedy is a repair set-aside: money held back from your own loan, capped at 15% of the maximum claim amount, with the work done after you close.

What it costs to keep the house once nobody is lending on it

Owning a Burien house outright costs a median $906 every month. The components are taxes, insurance, utilities and fuel. Against a typical 65-and-over household income of $70,168, that is 15% of everything coming in. Right now 35% of the over-65 owners here are over the 30% housing-cost line. That is the floor under any plan here. A reverse mortgage can free up the cash flow to meet it, but it cannot make it go away.

Hospitals, trauma levels and drive times

On road distance rather than as the crow flies, Valley Medical Center is 8.5 miles away and rated Level III; Level I is 11 miles. These are Washington Department of Health designations rather than American College of Surgeons verifications, and the state caps how many services of each level a region may have, so a Washington Level III is not the same animal as a Level III somewhere that adopts the national criteria. It is the kind of fact that seems abstract until the year it is not.

Discounts on the bill, and rides when the car goes

Seattle City Light, which serves most of Burien offers 60% off the electricity bill, which is worth claiming. It is income-tested with no age requirement, and available on the strength of a City Light account rather than Seattle residency. Utility discounts are the most under-claimed money available to a Washington homeowner over 60. They are worth more over a decade than most people assume. For rides, the local option is the Hyde Shuttle, open to riders 55 and older. It is free. Register, take one trip, and you will know whether it works for you. The city-run center is the older adult program at the Burien Community Center. Water and sewer here are split across four or five districts, so there is no single answer on those discounts. Highline Water District gives 61 and over half off the base rate.

The most under-claimed benefit in Washington

For King County the ceiling is $84,000 of combined disposable income for this year’s bill. For taxes payable in 2027 the ceiling rises to $101,000 under a law that took effect in June 2026. Thresholds ratchet upward and never fall, so the 2027 figure is a floor rather than a forecast.

Read this before you accept help with repairs

Something that catches people in Burien, and it catches them years later. The King County Housing Repair program grants are clean, but the deferred payment loan is “secured by a mortgage or other security interest to King County”. Under 24 CFR 206.27(b)(3) you agree, in the mortgage itself, not to permit liens against the property that are not subordinate to the HECM. A repair loan secured by a deed of trust is exactly that kind of lien. Both things can usually be had. What cannot be had is the second one after the first, without somebody negotiating a subordination.
