Meanwhile the price of admission has moved a long way since then: a median value of $841,300 against $523,000 across Travis County, with Zillow putting the typical Lakeway home at $747,050 in July 2026. In short, an early retirement town that became an expensive one.

Two numbers pull in opposite directions here. First, Lakeway is genuinely older and genuinely comfortable: 23.0% of residents are 65 or over against 11.0% countywide, and the median household income for a householder 65 or older is $120,156, more than twice the Texas figure of $56,912. However, only 2,296 of the town’s 6,758 owner-occupied homes are owned outright, which is 34.0% against 44.0% statewide. Consequently high income here often sits alongside a mortgage that is still running, which changes what a reverse mortgage is being asked to do.

Price and rate are the easy part. These are the numbers that actually decide whether a reverse mortgage in Lakeway makes sense.

Where the FHA ceiling bites, and why Texas narrows the alternatives

First, the arithmetic. The 2026 FHA HECM limit is $1,249,125, and that is a cap on the value the loan may count, not on what your house is worth. So a Lakeway home at the median of $841,300 is scored on its full value, while a $1.6 million house on the water is scored as though it were worth $1,249,125 and the rest of the equity simply does not participate.

In Colorado, Florida or Michigan the answer would be a proprietary jumbo, and I could write one for an owner as young as 55. However, the Texas Constitution permits a reverse mortgage only where the owner or their spouse is 62 or older, at Article XVI section 50(a)(7). Consequently there is no age-55 route in Lakeway at any value, and above the FHA limit the jumbo is the only route at all.

Ultimately that makes the order of operations different here. Rather than picking a product and then checking the numbers, we check the value against the ceiling and your age against the constitution first, and the product falls out of that.

A tax bill the Census will not print

Here is an honest limitation worth knowing about. The Census reports median real estate taxes with a top code of $10,001, meaning anything at or above that is recorded as $10,001 rather than its real figure. Lakeway sits at that ceiling. So the published median is a floor, not a measurement, and any effective rate calculated from it understates what owners here actually pay.

What is solid is the relief. Texas exempts $140,000 of a residence homestead from school district taxes and adds another $60,000 once you turn 65, leaving about $641,300 of a median Lakeway home exposed to the school rate. Furthermore, section 11.26 then freezes that school portion at the dollar amount imposed in your first qualifying year, and a surviving spouse aged 55 or older who was living in the home keeps the freeze. Notably Texas also lets owners 65 and older defer collection entirely at 5% interest under section 33.06. However, the written notice Texas requires on every reverse mortgage warns that taking one may end that eligibility, so treat the deferral and the loan as alternatives rather than a stack. Most Lakeway files start with a payoff

Only 34.0% of owner-occupied homes in Lakeway are owned free and clear, against 44.0% across Texas, and that is unusual for a town this old and this comfortable. So two-thirds of the people I talk to here still owe something, and the first thing a reverse mortgage does is retire that balance.

Importantly that is often the whole point rather than a complication. Clearing a $3,000 monthly payment on a fixed income does more for cash flow than a lump sum does, and the loan is designed for exactly that. Nevertheless the payoff comes out of your available proceeds first, so the number you can draw afterward is smaller than the headline principal limit.

Meanwhile keeping the house is expensive here even with no mortgage: the Census puts it at $1,402 a month, against $1,019 across Travis County and $678 statewide. Against a median 65-plus income of $120,156 that is about 14%, which is manageable, though it leaves less room than the income alone suggests. Newer houses, a hospital in town, and the stairs question

The median Lakeway home went up in 2004, only 13.6% of the stock predates 1980 and just 0.9% predates 1940. So the usual old-house worries do not apply, and an FHA appraisal here rarely produces the repair list that stalls a file in older markets.

Instead the issue is the terrain and the floor plan. Lakeway is built on Hill Country slopes, so multi-level houses with the primary bedroom upstairs are common, and stairs are what actually ends independent living. On the medical side Lakeway is unusually well served for its size. Baylor Scott & White Medical Center Lakeway sits inside the city at 100 Medical Parkway, a 106-bed full-service hospital with emergency care, surgery, imaging and critical care. For a Level I trauma center, Ascension Dell Seton Medical Center at The University of Texas is about 35 minutes east in Austin.

Weather, wildfire and the insurance line

NOAA’s 1991 to 2020 normals for the Dripping Springs station give a January high of 60.4 degrees and a low of 38.9, a July high of 94.2, about 35.7 inches of rain and effectively no snow. So the maintenance calendar here is a summer one rather than a winter one.

FEMA rates Travis County Relatively High overall, at the 98th percentile nationally, with Very High ratings for tornado and hail and Relatively High for inland flooding. Wildfire is rated Relatively Moderate, which for a Hill Country community backing onto greenbelt is worth taking seriously at renewal time. Consequently insurance is a live budget line, and since a reverse mortgage requires it to stay current for the life of the loan, I want the actual policy rather than an estimate.

Consultation, HUD counseling, application, appraisal, closing. Texas adds two rules of its own on top of the federal ones. Firstly, the Constitution requires you to attest in writing that you received counseling, completed no earlier than 180 days and no later than 5 days before closing. Secondly, the lender must give you a separate written notice that both of you sign, and nothing can close before the 12th day after that notice is delivered. So build about two extra weeks into any Texas timeline.

The biggest cost is FHA mortgage insurance: 2% of the home's value upfront plus about 0.5% a year on the balance, and that upfront premium funds the FHA guarantee behind the non-recourse protection. What happens to your home and your heirs

Title stays in your name. Moreover Texas writes the non-recourse rule into its own constitution, at Article XVI section 50(k)(3): the loan is made without recourse for personal liability against each owner and each owner's spouse. So the debt can never exceed what the house sells for. Texas also charges no estate or inheritance tax. When the time comes your heirs choose: pay it off, refinance it, or sell and keep whatever is left, and in a market like this one there is usually a great deal left. Timelines and the 95% rule.

Condos, patio homes and a reverse mortgage in Lakeway

First, the numbers. Of Lakeway's 6,758 owner-occupied homes the Census counts 6,192 single-family detached houses, 429 attached homes and 64 units in buildings over nine units. So the condo question is a genuine one here, unlike most of the Hill Country, though it is still a small slice of the town.

Importantly, a condominium needs FHA project approval, or a single-unit approval, before a HECM can be written on it. That turns on the building's owner-occupancy ratio, its reserves, its insurance and any litigation, which is information the association holds rather than you. Consequently the sensible first move is to ask your HOA manager for the budget, the reserve study and the master insurance certificate, and my HOA and condominium checklist lists exactly what an underwriter wants.

Meanwhile the attached and patio homes inside Lakeway's golf and country club sections are generally treated as ordinary single-family homes for this purpose, provided the deed is fee simple. Either way the dues are part of the carrying cost a lender counts, so bring the statement. Property and eligibility rules.

Federal HUD rules require an independent HUD-approved session before closing, usually low-cost or free, and it has to be finished before I can pull an FHA case number.
