Rate and payment are the easy part. These are the numbers that actually decide whether a reverse mortgage in Mason County makes sense, and I would rather you see them before we talk about a loan.
What FHA actually checks on a well and septic property
Mason County Public Health puts the count at over 26,000 on-site sewage systems, in a county with 34,152 housing units total. So this is not an edge case here, it is the normal case, and FHA has settled rules for it rather than an objection.
For an existing home the separation distances are the part people trip over. FHA wants at least 50 feet between the well and the septic tank, 100 feet between the well and the drainfield, which a local authority can reduce to 75, and 10 feet from the well to any property line. Where the local rule is stricter, the local rule governs. Consequently a well drilled in 1974 next to a drainfield added later is the situation worth checking before you apply, not after.
A water test is not automatic. It is required when the appraiser cannot otherwise establish that the property meets HUD’s minimum property requirements, and when it is ordered it covers lead, nitrates, nitrites, total coliform and E. coli. Meanwhile the septic simply has to be functioning, and Mason County’s own Environmental Health office issues existing-septic reviews, the health letters lenders ask for, which is usually the fastest way to settle the question. An older county that carries its housing lightly

Meanwhile 36.9% of owner-occupied homes have no mortgage on them, and keeping a paid-off house costs about $597 a month against a typical 65+ household income of $64,746. That is roughly 11%, where Washington sits at 14% and the country at 13%.
Consequently the Mason County conversation is usually about optionality rather than survival. Namely: open a line of credit while you are healthy and let the unused portion grow, so the money already exists if a health event arrives, instead of applying in the middle of one. Property tax, and the exemption tiers worth checking
Mason County’s effective property tax rate runs about 0.73% against 0.81% statewide and 0.94% nationally, and the median bill is $3,006. Washington also runs a senior and disabled exemption from age 61, and the Department of Revenue sets Mason County’s three tiers at $53,000, $61,000 and $70,000 for tax years 2027 through 2029, with deferral available up to $78,411.
Notably the typical 65+ household income here, $64,746, falls inside the third tier, so a great many Mason County homeowners are already in range of some relief and never claim it. You apply through the county assessor rather than through me.
A draw from a reverse mortgage is borrowed money, not earnings, so it never shows up in the adjusted gross income that Washington’s disposable income test builds from. Borrowing therefore does not push you into a higher tier on its own. Even so, interest thrown off by money you leave sitting in a taxable account does count, so raise it with me before you take a large draw and park it.
Mason General is in Shelton, Olympia is the step up
Mason General Hospital in Shelton is a 68-bed critical access hospital with a 24-hour emergency department, and for most of the county it is the nearest care. However, the higher level of service is in Olympia, roughly 30 miles from Shelton and considerably further from Hoodsport or Tahuya, and that drive is worth thinking through before you decide to stay put on the canal. Hospital ratings are rebuilt annually, so pull up the one you would really use on Medicare’s Care Compare and judge it yourself.
What care costs against a Mason County income
Those are Genworth’s 2024 Washington figures. Assisted living at $83,700 runs about $19,000 a year past the typical 65+ income of $64,746, and a home health aide runs past it by nearly twice that. Even so, the comparison flatters things, because it assumes one person needs care while the household income keeps arriving, which is rarely how it goes. Consequently the real question is whether the income covers care for both of you, for years, and if not then the house has to bridge it. Figures are educational, not a quote.

You bring a down payment, the loan covers the rest, and there is no required monthly principal-and-interest payment on what it covers. Why work with a mortgage broker, not a bank
A reverse mortgage in Mason County is priced, not fixed. A bank quotes its own single product and stops there, which is fine right up until that product is wrong for your property. Instead I shop the same loan across more than 30 wholesale lenders, and out here that matters for a specific reason: underwriters vary enormously on well and septic files, waterfront, acreage and manufactured housing, so the file one lender treats as an exception is another lender's ordinary Tuesday. What happens to your home and your heirs
Title never leaves you. The loan is non-recourse, which in plain terms means the debt can never grow past what the house is worth, so nobody in your family is ever handed a bill for the difference. When the time comes they weigh three options: pay it off and keep the place, refinance it, or sell. Notably Washington does levy an estate tax, with the exclusion at $3,000,000 for deaths on or after 1 July 2026 and no indexing, and a canal-front property held since the 1970s quietly crosses that line. Manufactured homes, cabins and a reverse mortgage in Mason County
First, condominiums are close to nonexistent. Of Mason County's 21,426 owner-occupied homes the Census counts 20 in buildings of ten units or more and 117 attached, so FHA project approval essentially never comes up.
Manufactured housing is a large part of this market. The Census counts 3,835 of them among owner-occupied homes here, roughly 17.9%. FHA has no objection in principle: it wants a build date after June 1976, a permanent foundation under it, and the home titled as real property on ground you own outright rather than rent. Naturally those are all things a file can prove or fail to prove, which is why this question is usually settled in one phone call.
Then there is the cabin question, and here the answer is firmer. 18.4% of Mason County housing units are seasonal or recreational, which is a very large share for Washington, and a HECM can only be secured against the home you occupy as your principal residence. Consequently the Hood Canal or Lake Cushman place you use in August cannot carry the loan, although the year-round house it belongs to can. Rather than guess, we look at where you file, where you vote and where you spend the year.

Federal HUD rules require an independent HUD-approved session before closing, usually low-cost or free, and it has to be finished before I can pull an FHA case number.
