Reverse Mortgage in Marysville, WA

← Reverse mortgages in Washington

What is the catch with a reverse mortgage in Marysville? The honest one: it is still a loan that has to be repaid, and because you make no monthly payments, the balance grows and compounds over time instead of shrinking, so it uses up equity. On a typical $632K Marysville home in Snohomish County, that can still be a smart trade for a longtime owner who plans to stay put and wants the cash flow, but it is worth weighing out loud first.

A typical Marysville home is worth around $632K, and for an owner north of Everett who has paid it down for decades most of that is untouched equity. A reverse mortgage only fits some situations, and I will say so when it does not. See how Marysville compares on my Washington aging-in-place overview.

  • You have Level II care at Providence Regional Medical Center Everett, 7.7 miles from the middle of town. Washington has only one Level I, Harborview, 38 miles from here, so a Level II nearby is the practical ceiling in most of the state.
  • 1 day a year at or above 90F and 48 that drop to freezing
  • Median build year 1994, against a Washington median of 1985
  • Life expectancy 79.3 years in this county, against 77.1 for the US, and longevity is exactly what a growing line of credit rewards
  • Effective property tax rate about 0.72% ($4,115 on a $567,900 home), against 0.81% in Washington and 0.94% nationally
  • 2 days a year with an inch or more of snow to clear (6 inches over the year)
  • $764 a month to keep a paid-off home, which is 14% of the typical 65+ household income here ($64,085). Statewide that ratio is 14%.
  • Census median home value $567,900, against $564,600 across Washington
  • Cost of living 111 against 100 for the US, across the Seattle-Tacoma-Bellevue, WA metro
  • 199 days a year with no measurable precipitation
  • FEMA rates landslide Very High and winter weather Relatively High risk here
  • a third of owners 65+ spend 30% or more of income on the house, against 28% statewide

Why a reverse mortgage appeals to Marysville homeowners 60+ attempting to age in place

Marysville has grown fast north of Everett near the Tulalip community, and a house bought here decades ago is now worth around $632K. For a longtime owner on a fixed income, that equity is what a reverse mortgage reaches, most often to erase a monthly payment and stay in the home.

Marysville remains one of Snohomish County’s more attainable markets, with a typical home value of about $632K as of mid-2026, roughly $110K below the countywide figure near $741K. Moreover, values have held steady over the past year even as inventory has climbed. Because local home values sit well under the 2026 FHA HECM lending limit of $1,249,125, most Marysville homeowners can tap their full eligible equity through a reverse mortgage.

Marysville reverse mortgage facts and figures

Marysville values track the Snohomish County norm, and it is the paid-off equity in its established neighborhoods that makes a reverse mortgage work here. Here are a few numbers worth knowing:

Reverse mortgage options in Marysville: HECM vs. jumbo

HECM covers most Marysville homes; a proprietary jumbo is built for higher-value homes above the FHA limit and for many condos. For the full side-by-side of HECM, jumbo, HELOC, and HEI, see the reverse mortgage comparison table, or the types of reverse mortgages for a plain-English rundown.

Buying a home? Consider a HECM for Purchase (H4P)

A HECM for Purchase lets you buy your next home using a reverse mortgage, so you put down a portion and finance the rest with no required monthly principal-and-interest payment. For a Marysville owner trading a two-story for a single-level rambler, it is a clean way to move without taking on a new monthly payment.

How much you can access depends on age, rates, and value. Start your own estimate with the reverse mortgage calculator below.

A reverse mortgage is a loan. The balance grows over time and is repaid when the last borrower leaves the home. You keep the title, and you remain responsible for property taxes, homeowners insurance, and upkeep.

How the process works, step by step

Getting a reverse mortgage is more straightforward than most people expect. In short, it is a free consultation, independent HUD counseling (required in Washington), application and shopping across lenders, an appraisal, and closing, usually about 30 to 45 days. For the full step by step, see how it works.

Why work with a mortgage broker, not a bank

As a broker with C2 Financial, I am not tied to one company’s rate sheet. I shop your loan across more than 30 wholesale reverse-mortgage lenders. First, pricing: even a standard HECM is priced differently from lender to lender, so shopping the same loan can mean a lower rate or more available funds. Second, product access: brokering opens the door to the proprietary and jumbo programs a single bank cannot offer.

I broker through C2 Financial Corporation (NMLS #135622), a national mortgage brokerage.

How much a reverse mortgage costs in Marysville

Reverse mortgages have real costs, and I show them plainly: interest, FHA mortgage insurance (2% upfront plus about 0.5% a year), an origination fee capped at $6,000, and third-party closing costs. Still, most can be rolled into the loan. For the full itemized breakdown, see the reverse mortgage costs.

What happens to your home and your heirs

You keep the title. Because a HECM is non-recourse, you and your heirs never owe more than the home is worth. When the last borrower leaves, heirs can repay or refinance to keep the home, or sell and keep the remaining equity. If the balance ever tops the value, FHA insurance covers the gap, and heirs can settle for 95% of appraised value. The full heirs walkthrough is on my home and heirs section.

What about condos and HOA approval?

Some Marysville owners live in condos or HOA communities. A standard HECM needs the whole project FHA-approved, and many are not, but a proprietary loan can often finance a non-approved condo. Property rules and exceptions are covered on the requirements page, so if a condo is on your mind, we start by checking your building.

The HUD counseling requirement, explained

Federal HUD rules require independent, HUD-approved counseling before you close, on every reverse mortgage nationwide. It is a consumer protection, usually low-cost or free, and HUD publishes the approved counselors serving Snohomish County, so scheduling never has to stall your file. For what the session actually covers, see the counseling page.

I work with homeowners across the city and greater Snohomish County. That includes Downtown Marysville, Sunnyside, Kellogg Marsh, Lakewood, Smokey Point, Whiskey Ridge, and Cedarcrest. Core ZIP codes include 98270, 98271.

In addition, I also help owners in nearby communities such as Everett, Arlington, Lake Stevens, Tulalip, and Stanwood, and across Snohomish County. See every area I cover on my reverse mortgages across Washington page. Do not see your area? Reach out and ask.

Aging in place in Marysville with a reverse mortgage: what it really costs

What a Marysville household is actually deciding, with the numbers attached. Sourced below. A missing number means it is not published, not that it is inconvenient.

Why the build year matters more here than the home value

Look up the building stock and you get 1994, newer than the Washington median of 1985. About 32% of the housing here went up before 1980, which is the line that matters for lead paint. What trips files here is condition, not value. FHA appraisers write up roofs near the end of their life, furnaces that fail to fire, and lead-paint surfaces on pre-1978 houses. Each of those is solvable through a repair set-aside funded from your own loan.

$764 a month to own a house you already own

Keeping a paid-off house in Marysville runs a median $764 a month. That figure bundles taxes, insurance, the utilities and the heating. With typical 65+ income at $64,085, the house consumes 14% of it before anything else is paid. 32% of Marysville owners past 65 are already putting 30% or more of income into the house. Worth being blunt: a HECM erases the mortgage payment and leaves this one entirely intact. Property charges are yours for as long as you live there.

What is true in every Washington market, including this one

What the state does: an exemption that cuts your bill without touching title, and a deferral that puts the state’s claim in front of your mortgage. Only one of those is compatible. Detail on the Washington page.

Hospitals: what is here and what is not

The relevant figures are 7.7 miles to Level II care at Providence Regional Medical Center Everett, and 38 miles to the nearest Level I in Seattle. Read those levels as state designations, not national verifications. Washington awards them by three-year contract and caps the number per region, which is a different thing from a standards audit. Worth checking against where your specialists actually are, not just where the hospital is.

Utility relief and transportation

the city, across all its utilities discounts the bill by 40% off. It goes to age 62 and older with household income at or under $55,000. Worth ten minutes with the application. Nobody will offer it to you unprompted. For rides, the local option is Community Transit DART, open to the reduced fare starts at 65. It costs $2.50 a DART ride, and reduced-fare riders pay the same $2.50 as everyone else. Ask about medical trips specifically, since those usually have different rules and priority. The city-run center is the 55+ programs at the Ken Baxter Community Center. Marysville’s 40% is one of the deepest genuinely age-gated utility discounts in the state. Snohomish County’s own rehabilitation program excludes Marysville, so Homage is the route.

A tax break with a moving target

Snohomish County sets the line at $75,000 for taxes payable this year. ESSB 6162, effective June 2026, lifts that to $91,000 from the 2027 bill onward. If somebody told you a year or two ago that you earned too much, that answer may now be wrong. It is worth re-applying.

Local repair help that will not cost you the loan

Homage Minor Home Repair and Home Modification is the local route, and it is clean: no cost and no lien for owners 62 and older, funded partly by the city. That matters more than it sounds. Several Washington repair programs record a deed of trust against the house, and a HECM has to sit in first position under 24 CFR 206.27(b)(3). A grant records nothing, so you can take it and still borrow.

A data check before you decide

Cost of living runs 111 against 100 for the country, measured across Seattle-Tacoma-Bellevue, WA metro. The season brings 1.9 days needing a shovel, 5.6 inches of snow across the year, and 48 days at or below freezing. People in this county reach a median 79.3 years, where the US figure is 77.1. The longer you stay, the more an unused credit line is worth. The bottom line on all of that: $764 a month keeps the house, and that is 14% of what a typical household over 65 earns here.

Reverse mortgage FAQs for Marysville homeowners

Can I get a reverse mortgage on a Marysville condo?

Often, yes. A standard FHA HECM needs the whole condo project to be FHA-approved, and many buildings are not. When that is the case, a proprietary reverse mortgage can usually finance a non-approved or non-warrantable condo. I check your specific building first.

Do I still own my home?

Yes. The title stays in your name. You keep ownership and can sell or move whenever you want. The loan is repaid when the last borrower permanently leaves, and you or your heirs keep any remaining equity.

How much can I borrow in Marysville?

It depends on the youngest borrower’s age, current rates, and your home value. Most Marysville homes fall within the standard FHA HECM limit, while higher-value homes may also fit a jumbo program that exceeds it.

Is HUD counseling required in Marysville?

Yes. You must complete a session with a HUD-approved counselor before closing. It is usually low-cost or free. HUD publishes the approved counselors serving Snohomish County, so scheduling never has to slow you down.

What are the age and equity requirements?

A standard FHA HECM starts at age 62. Some proprietary programs start at 60 in Washington. You also need significant equity, and the home must be your primary residence.

Do I still pay property tax with a reverse mortgage in Marysville?

Yes. With a reverse mortgage you keep title and remain responsible for property taxes, homeowners insurance, and upkeep. Depending on your age and income you may qualify for senior property-tax relief in Washington (the programs vary by state and by county), and you can use reverse-mortgage funds to help cover those ongoing costs.

Can I use a reverse mortgage to buy a smaller home in Marysville?

Yes, that’s a HECM for Purchase. It lets buyers 62+ put down a portion of the price and finance the rest with a reverse mortgage, so you can right-size into a single-level or lower-maintenance Marysville home without taking on a monthly mortgage payment.
