The Census puts the median annual property tax in Woodway at $5,451 on a median home of $370,500, an effective rate of about 1.47%. Across McLennan County the median bill is $3,471 at about 1.42%. So the rate is ordinary for Texas and the dollar amount is high because the houses are worth more, not because the town is taxed harder.
Against that, Texas exempts $140,000 of a residence homestead from school district taxes and adds another $60,000 once you turn 65, leaving about $170,500 of a median Woodway home exposed to the school rate. Furthermore section 11.26 of the Tax Code freezes the school portion at the dollar amount imposed in your first qualifying year, and a surviving spouse aged 55 or older who was living in the home keeps that freeze. Now the Texas-specific fork. Section 33.06 lets an owner 65 or older defer property tax collection entirely at 5% annual interest until they no longer own and occupy the home. However, the written notice the Texas Constitution requires on every reverse mortgage warns that taking one may end eligibility for that deferral. So treat them as alternatives rather than a stack, and choose deliberately.
A Level II trauma center in the same ZIP code
Baylor Scott & White Medical Center Hillcrest sits at 100 Hillcrest Medical Boulevard, which is the same 76712 ZIP as Woodway. Its own site describes a full-service, fully accredited not-for-profit hospital with 260 beds and a Level III neonatal intensive care unit, and Baylor Scott & White’s newsroom states it is a Level II Major Trauma Facility designated by Texas DSHS, verified by the American College of Surgeons, and the region’s only adult Level II trauma center.
Meanwhile Ascension Providence Hospital on Medical Parkway in Waco is a second full-service option and states it is a Joint Commission Primary Stroke Center and a state-designated Level II stroke center. For the most specialized cases, Baylor Scott & White Temple is about fifty minutes south and calls itself the only designated Level I Trauma Center between Dallas and Austin.
So distance to care simply is not a planning constraint in Woodway, which is unusual among the smaller Texas towns on this site. On the non-clinical side, the city runs 55-and-over programming at the Woodway Family Center on Estates Drive, and the Area Agency on Aging of the Heart of Texas covers benefits counseling and the long-term care ombudsman for the county.
What it costs to keep a fifty-year-old house

Firstly, the Constitution requires you to attest in writing that you received counseling, completed no earlier than 180 days and no later than 5 days before closing. Secondly, the lender must give you a separate written notice that both of you sign, and nothing can close before the 12th day after that notice is delivered. So build about two extra weeks into any Texas timeline.

Moreover Texas writes the non-recourse rule into its own constitution, at Article XVI section 50(k)(3): the loan is made without recourse for personal liability against each owner and each owner's spouse. So the debt can never exceed what the house sells for. Texas also charges no estate or inheritance tax. When the time comes your heirs choose: pay it off, refinance it, or sell and keep whatever is left, though a fifty-year-old house sells faster when the deferred work has already been done. Federal HUD rules require an independent HUD-approved session before closing, usually low-cost or free, and it has to be finished before I can pull an FHA case number.
