The remedy is a repair set-aside: money held back from your own loan, capped at 15% of the maximum claim amount, with the work done after you close.
The cost of keeping, not the cost of buying

Worth checking against where your specialists actually are, not just where the hospital is.
13 shoveling days a year, and a deadline attached
NOAA puts Jackson at 13 days a year with an inch or more of snowfall. The ordinance puts that on you: 24 hours after the storm ends, cleared to at least a 36-inch width, triggered by four inches of snow or any ice. Enforcement runs to no fine stated: the city can clear it and assess the cost against the property. A snow contract is one of the better small uses of a monthly draw. It buys back a risk you cannot insure against.
Getting around when you stop driving
What exists locally is the Jackson Area Transportation Authority and its Reserve-a-Ride, open to the senior half-fare card starts at 65. It costs $2.00 for a senior trip inside the city, against $4.00 for everyone else. Register, take one trip, and you will know whether it works for you.

The Jackson County Department on Aging levies a dedicated senior services millage, 0.5905 mill levied for 2026. It funds the county’s aging programs for residents 60 and older. It shifts the calculation. Smaller need, smaller loan, more equity left.

The county posts 75.1 years of life expectancy against a national 77.1. Shorter horizons favor using the money now over letting a line grow. You keep the title and you keep ownership. A reverse mortgage is a non-recourse loan, so you and your heirs can never owe more than the home is worth when the loan is repaid. It comes due when the last borrower permanently leaves; your heirs can repay or refinance to keep the home, or sell and keep every dollar of remaining equity. If the balance ever exceeds the value, FHA insurance covers the difference and heirs can settle a HECM for 95% of appraised value.

What about condos and HOA approval?
