← Reverse mortgages in Michigan
Still carrying a mortgage on your Boyne City home? You can still do a reverse mortgage, and most people who get one do exactly this. It pays off your current loan first, which wipes out that monthly payment, and any equity beyond the payoff is yours to use. On a $388K Boyne City home in Charlevoix County, longtime owners usually have more than enough equity to cover it.
A typical Boyne City home is worth around $388K, and near the water a place bought decades ago has quietly built real equity. A reverse mortgage only fits some situations, and I will say so when it does not. See how Boyne City compares on my Michigan aging-in-place overview.

Why a reverse mortgage appeals to Boyne City homeowners 55+ attempting to age in place
Boyne City sits at the foot of Lake Charlevoix near the ski resorts. The typical home now runs around $388K, and for a longtime owner most of that is equity they have never spent. A reverse mortgage turns part of it into cash flow while they stay near the water.
Boyne City has grown from a mill town into a sought-after Lake Charlevoix retirement spot, pushing typical values to nearly $388K. Longtime owners near the waterfront and Avalanche have watched their equity swell as the market climbed. A reverse mortgage can convert that appreciation into usable funds, helping seniors cover the higher taxes that come with rising lakeshore values and remain in place year round.
Boyne City reverse mortgage facts and figures
Boyne City values run above the surrounding Michigan norm thanks to its waterfront draw, and that equity is what a reverse mortgage puts to work. Here are a few numbers worth knowing:
Home values: Zillow, mid-2026. HECM limit: HUD/FHA 2026. Property tax: U.S. Census. Figures change, so ask me for today’s numbers on your home.

Reverse mortgage options in Boyne City: HECM vs. jumbo
Most homes here are covered by the government-insured HECM, while higher-value homes and many condos fit a proprietary jumbo. For the full side-by-side of HECM, jumbo, HELOC, and HEI, see the reverse mortgage comparison table, or the types of reverse mortgages for a plain-English rundown.

Buying a home? Consider a HECM for Purchase (H4P)
A HECM for Purchase lets you buy your next home using a reverse mortgage, so you put down a portion and finance the rest with no required monthly principal-and-interest payment. For a Boyne City owner leaving a multi-level water-view house for a single-level place near town, it is a clean way to move without taking on a new monthly payment.
How much you can access depends on age, rates, and value. Start your own estimate with the reverse mortgage calculator below.

Let’s calculate how much equity you can unlock.
A reverse mortgage is a loan. The balance grows over time and is repaid when the last borrower leaves the home. You keep the title, and you remain responsible for property taxes, homeowners insurance, and upkeep.
Aging in place in Boyne City with a reverse mortgage: what it really costs
Every market has its own version of this decision. Here is the Boyne City version. From public data, with the holes left visible.
How the age of the housing shows up in the loan file
Half the houses in Boyne City predate 1977, right at the Michigan median of 1972. About 54% of the housing here went up before 1980, which is the line that matters for lead paint. The FHA appraisal behind a HECM is really a habitability inspection with a number attached. What gets written up is predictable: the roof, the furnace, the water heater, the wiring, and lead paint on the older stock. None of that kills a file. It goes into a repair set-aside funded from your proceeds, capped at 15% of the maximum claim amount.
What a paid-off Boyne City house still costs every month
Once the mortgage is gone, a Boyne City house still takes $608 a month at the median. Property taxes, hazard insurance, utilities and fuel, plus any HOA. A typical household aged 65 and over here brings in $58,529, so the house takes 12% of it. 20% of Boyne City owners past 65 are already putting 30% or more of income into the house. Every conversation I have starts here rather than with the home value, because this is the number that decides whether staying is sustainable.
Where the ambulance goes
Boyne City has no hospital. Munson Healthcare Charlevoix Hospital in Charlevoix is the closest, part of Munson Healthcare. On the worst day, distance decides things. McLaren Northern Michigan is 15 miles away and carries a Level II designation; the nearest Level I is 175 miles in Grand Rapids. None of this argues for or against a reverse mortgage. It argues for knowing the answer before you need it.
The rule that turns weather into a bill
NOAA puts Boyne City at 41 days a year with an inch or more of snowfall. City code makes the sidewalk your responsibility: 24 hours, though the code carries two overlapping versions: one citywide, one limited to a mapped area kept at City Hall. Ask the clerk which applies to your block rather than guessing. The teeth in it: the city can remove it and charge you, and unpaid charges become a lien. That is Boyne City Code 54-150. This is where the abstract question of aging in place turns into an actual weekly task.
Getting to appointments without driving
Rides here come from Charlevoix County Transit, whose garage and offices are in Boyne City itself. These programs are underused, mostly because nobody knows about them until a crisis.
What the state does for a Michigan owner over 62
Michigan rules, briefly. Uncapping: no, by statute. Principal Residence Exemption: unaffected. Summer deferment at 62 under $40,000 of income: available, and it records no lien, which is why it works here and not in Colorado. Full version on the Michigan page.
A millage, and what it means in practice
The local funding comes from a senior services millage levied by The Charlevoix County Commission on Aging, 0.65 mill, renewed in August 2024. It pays for home-delivered meals, in-home health services and senior center programming. It is not comprehensive, but it is free, and free changes the arithmetic.
The numbers, plainly
Life expectancy here runs 78.0 years, with the country at 77.1. Budget for more years under this roof than the averages would suggest. The BEA publishes no price-parity figure for an area this rural, and the statewide rural average would be misleading, so I have left it out rather than dress it up. The season brings 41 days needing a shovel, 114 inches of snow across the year, and 156 days at or below freezing. Put together, holding this house once it is yours outright costs $608 a month, 12% of what an older household here takes in.

How the process works, step by step
Getting a reverse mortgage is more straightforward than most people expect. Here is the path from first call to funding:

Why work with a mortgage broker, not a bank
As a broker with C2 Financial, I am not tied to one company’s rate sheet. I shop your loan across more than 30 wholesale reverse-mortgage lenders. First, pricing: even a standard HECM is priced differently from lender to lender, so shopping the same loan can mean a lower rate or more available funds. Second, product access: brokering opens the door to the proprietary and jumbo programs a single bank cannot offer.
I broker through C2 Financial Corporation (NMLS #135622), a national mortgage brokerage.
How much a reverse mortgage costs in Boyne City
Reverse mortgages have real costs, and I believe in showing them plainly. On a standard FHA HECM you can expect a fixed or adjustable interest rate; FHA mortgage insurance (an upfront premium of 2% of value plus 0.5% per year), which funds the FHA guarantee behind the non-recourse protection; an FHA-capped origination fee ($6,000 max); and third-party closing costs. Most costs can be rolled into the loan, and I will give you a full, itemized breakdown before you commit to anything.
For an itemized breakdown of every fee, and what is financed versus paid up front, see what a reverse mortgage costs.
What happens to your home and your heirs
You keep the title and you keep ownership. A reverse mortgage is a non-recourse loan, so you and your heirs can never owe more than the home is worth when the loan is repaid. It comes due when the last borrower permanently leaves; your heirs can repay or refinance to keep the home, or sell and keep every dollar of remaining equity. If the balance ever exceeds the value, FHA insurance covers the difference and heirs can settle a HECM for 95% of appraised value.
The full heirs and estate walkthrough, including timelines and the 95% rule, is on how it works.
What about condos and HOA approval?
Some of Boyne City’s 62-plus owners live in condos or HOA communities, and those bring their own rules. A standard HECM requires the whole condo project to be FHA-approved, and many buildings are not on that list. That is not the end of the road. A proprietary loan can often finance a non-approved or non-warrantable condo. First, I check your building. If condos are on your mind, start with my HOA checklist.
See the full property and eligibility rules on the requirements page.
The HUD counseling requirement, explained
Federal HUD rules require independent counseling before you close, on every reverse mortgage nationwide. You meet with a HUD-approved counselor who confirms you understand the loan. It is a consumer protection, usually low-cost or free. Find approved counselors through HUD’s HECM program, and the Michigan Department of Insurance and Financial Services offers consumer guidance. HUD publishes the approved counselors serving Charlevoix County, so scheduling never has to stall your file.
For what the counseling session actually covers, see the counseling page.

Can you get a reverse mortgage in Boyne City if you still have a mortgage?
Yes, and it is common. The reverse mortgage pays off your existing mortgage first, which ends that monthly payment, and whatever equity remains becomes available to you. You just need enough equity to cover the payoff. Here is how qualifying with an existing mortgage works.
Can I get a reverse mortgage on a Boyne City condo?
Often, yes. A standard FHA HECM needs the whole condo project to be FHA-approved, and many buildings are not. When that is the case, a proprietary reverse mortgage can usually finance a non-approved or non-warrantable condo. I check your specific building first.
Do I still own my home?
Yes. The title stays in your name. You keep ownership and can sell or move whenever you want. The loan is repaid when the last borrower permanently leaves, and you or your heirs keep any remaining equity.
How much can I borrow in Boyne City?
It depends on the youngest borrower’s age, current rates, and your home value. Most Boyne City homes fall within the standard FHA HECM limit, while higher-value homes may also fit a jumbo program that exceeds it.
Is HUD counseling required in Boyne City?
Yes. You must complete a session with a HUD-approved counselor before closing. It is usually low-cost or free. HUD publishes the approved counselors serving Charlevoix County, so scheduling never has to slow you down.
What are the age and equity requirements?
A standard FHA HECM starts at age 62. Some proprietary programs start at 55. You also need significant equity, and the home must be your primary residence.
Do I still pay property tax with a reverse mortgage in Boyne City?
Yes. With a reverse mortgage you keep title and remain responsible for property taxes, homeowners insurance, and upkeep. Depending on your age and income you may qualify for senior property-tax relief in Michigan (the programs vary by state and by county), and you can use reverse-mortgage funds to help cover those ongoing costs.
Can I use a reverse mortgage to buy a smaller home in Boyne City?
Yes, that’s a HECM for Purchase. It lets buyers 62+ put down a portion of the price and finance the rest with a reverse mortgage, so you can right-size into a single-level or lower-maintenance Boyne City home without taking on a monthly mortgage payment.
