Getting a reverse mortgage is more straightforward than most people expect. In short, it is a free consultation, independent HUD counseling (required in Washington), application and shopping across lenders, an appraisal, and closing, usually about 30 to 45 days. This is a 1997 town, and the loan reflects that

The typical house in Ocean Shores was finished in 1997, newer than the Washington median of 1985. About 26% of the housing here went up before 1980, which is the line that matters for lead paint. Every HECM is FHA-insured, so the appraisal follows FHA condition standards. Roofs with less than two years, furnaces that will not fire, exposed wiring, peeling paint on pre-1978 surfaces. Any of those becomes required work, funded through a repair set-aside capped at 15% of the maximum claim amount.

Why “paid off” is only half the story

The standing cost of a paid-off house here is $576 a month at the median. It covers the tax bill, the insurance, the utilities and the fuel. Set beside the $55,981 a typical 65+ household earns here, it eats 12% of the income. This is where reverse mortgages actually fail: not on the loan, on the property charges. Which is why the underwriting looks at whether you can carry them for the long run.

Utility discounts, and getting around

The city runs a low-income discount, but does not publish the size of it or the qualifying age anywhere I can find. That is a phone call rather than a web page. For rides, the local option is Grays Harbor Transit Route 60 and general-public Dial-A-Ride, open to the senior fare starts at 65. It costs 50 cents on the senior fare. The car going is predictable. Being unprepared for it is optional. The nonprofit center is the North Beach Senior Center on Ocean Shores Boulevard. There is genuinely nothing local for home repair here. The fallback is Coastal Community Action and the Grays Harbor County CDBG program, both in Aberdeen.

Worth an afternoon: the property tax exemption

Grays Harbor County sets the line at $40,400 for taxes payable this year. It rises to $53,000 for taxes payable 2027, a 31% increase, under ESSB 6162. Worth doing before anything else, because it lowers the property charges a reverse mortgage has to cover.

A deed of trust you did not expect

No city or county repair program surfaced for Ocean Shores. The community action agency for the county is the right first call. Worth knowing why I check at all: several Washington repair programs record a deed of trust against the house, and under 24 CFR 206.27(b)(3) a HECM cannot sit behind one. Where there is no program, there is no conflict, which is the one advantage of having nothing.

The statewide picture, briefly

If you take one thing from Washington law, take the difference between the two senior tax programs. One cuts the bill and changes nothing on title. The other postpones the bill and puts the state ahead of your lender. The Washington page spells it out.

Hospitals: what is here and what is not

What matters in an emergency is not the nearest building but the nearest designation. That is Harbor Regional Health Community Hospital at Level III, 25 miles, with a Level I 135 miles away in Seattle. Context for that number: with one Level I statewide, almost every Washington city is hundreds of miles from it. The Level II at 93 miles is the meaningful figure. A note on terminology. Washington runs its own five-level designation system by state contract, with regional caps, so do not read these as equivalent to the national verification levels used elsewhere. I raise it because nobody else in this transaction will. It belongs in the decision, next to the numbers.

The figures I would want if this were my house

The county posts 74.6 years of life expectancy against a national 77.1. I would rather print that than leave it out. It argues for taking value from the house sooner than banking on decades of credit-line growth. There is no federal cost-of-living figure at this geography, and Washington’s nonmetropolitan average covers half the state, which would tell you nothing about this town. The weather load is 1.1 days of clearing, a seasonal total near 2.9 inches, and 23 freezing days. And the figure that ties it together: the house takes $576 a month even with no mortgage on it, or 12% of typical 65+ income.
