How the process works, step by step

Getting a reverse mortgage is more straightforward than most people expect. In short, it is a free consultation, independent HUD counseling (required in Washington), application and shopping across lenders, an appraisal, and closing, usually about 30 to 45 days. The repair set-aside, explained with local numbers

The Census puts the median Des Moines house at 1974, older than the Washington median of 1985. About 60% of the housing here went up before 1980, which is the line that matters for lead paint. Every HECM appraisal is an FHA appraisal, so condition is on the table alongside value. Older housing tends to surface a roof, a furnace or a paint issue. None of that ends the file; it goes into a repair set-aside capped at 15% of the maximum claim amount.

What it costs to keep the house once nobody is lending on it

Once the mortgage is gone, a Des Moines house still takes $868 a month at the median. The components are taxes, insurance, utilities and fuel. Set beside the $71,774 a typical 65+ household earns here, it eats 15% of the income. Right now 32% of the over-65 owners here are over the 30% housing-cost line. The federal rule is 24 CFR 206.205 and it is not negotiable: taxes, hazard insurance and property maintenance remain the borrower’s. Everything else in the loan is built around that.

Does a reverse mortgage uncap my taxable value?

Washington is unusual in having a senior deferral that actively blocks a reverse mortgage, and an exemption that does nothing of the kind. Do not let the similar names cost you either one. The Washington page explains.

Where the ambulance goes

The care radius runs 10 miles to MultiCare Auburn Medical Center, Level III, and 19 miles to Level I in Seattle. The designations come from the state, not from the American College of Surgeons, and Washington limits how many services of each level a region may hold. So the label reflects both capability and the state’s view of how many that region needs. This is the measure people underrate most. Home value moves the loan; distance to care moves whether staying is the right call at all.

Local relief on the monthly costs

The local utility discount comes from Puget Sound Energy: between 5% and 45% off, sliding with income. It is income-tested, no age requirement. Small monthly amounts, but they run for the rest of your life in the house, and they compound against exactly the bill a reverse mortgage cannot erase. For rides, the local option is the Hyde Shuttle, Des Moines and Normandy Park route, open to riders 55 and older. It is free. These programs are underused, mostly because nobody knows about them until a crisis. The city-run center is the Des Moines Activity Center on South 216th. Des Moines is unusually fragmented on water and sewer, five possible districts, so no single utility discount covers the city.

A number worth checking before you borrow anything

Right now King County allows up to $84,000. Come the 2027 bill it is $101,000. The legislature raised the tiers in June 2026 and the change applies to taxes collected from 2027. Note it is combined disposable income, not gross. Several county pages say “gross” and are wrong in the direction that turns people away.

Two programs that cannot both go first

A genuine conflict between two things a Des Moines owner might reasonably want. The King County Housing Repair program the deferred payment loan is secured by a mortgage or other security interest to the county. A HECM has to sit in first position. The mortgage you sign says the borrower “shall not… permit any liens to be recorded against the property, unless such liens are subordinate to the insured mortgage.” That is 24 CFR 206.27(b)(3), and it is a term of the document, not a guideline. None of that makes the repair program bad. It makes the ORDER matter. Talk to me before you sign, and there is usually a way to sequence the two so you keep both.

At county level, life expectancy is 81.1 years. The national figure is 77.1. It strengthens the case for leaving a line alone to grow rather than drawing it down. Expect 2.2 days with an inch or more to move, roughly 6.8 inches of snow, plus 24 days below freezing. The BEA puts local prices at 111 where the US is 100, for Seattle-Tacoma-Bellevue, WA metro as a whole. The number that matters most is the last one: a mortgage-free house still costs $868 a month, which is 15% of typical income past 65.
