What follows is the Grosse Pointe version of a conversation I have most weeks: can this house carry me through, and what would it take. All figures are published ones. Where none exists I say that plainly.

Older houses, and the repair set-aside nobody warns you about

Structures here have a median completion year of 1938, older than the Michigan median of 1972 and older than most of the state. About 92% of the housing here went up before 1980, which is the line that matters for lead paint. The condition standard is the part that surprises people. FHA wants a sound roof, working heat and water, safe wiring, and intact paint on older houses. Required repairs are normal and they are handled with a set-aside: proceeds withheld from your own loan, work completed after closing.

Paid off is not free, and here is the number

The Census puts the cost of holding a mortgage-free Grosse Pointe home at $1,238 a month. That is taxes, insurance, utilities, fuel and any association fee. Against a typical 65-and-over household income of $107,065, that is 14% of everything coming in. For 17% of Grosse Pointe households aged 65 and over, the house takes 30% or more of income today. The payment goes. The bill stays. That distinction is the single most important thing to understand before signing.

Hospitals: what is here and what is not

The in-town hospital is Corewell Health Grosse Pointe Hospital, part of Corewell Health. Definitive care sits 2.9 miles away at Henry Ford St John Hospital, Level I, with the nearest Level I 2.9 miles out. I raise it because nobody else in this transaction will. It belongs in the decision, next to the numbers.

Snow removal, the ordinance version

On average, 11 days a year need clearing here. And clearing it is not a courtesy. The city requires the owner or occupant to clear the public sidewalk: 24 hours, front, rear and sides, or strew salt to make it safe. Enforcement runs to $25 for a first conviction and $50 after that. That is Grosse Pointe Code 66-80. I have seen this exact chore end more independent living arrangements than any medical event.

Mobility after the car

What exists locally is the Pointe Area Assisted Transportation Service, PAATS, which covers all five Grosse Pointes and Harper Woods, open to residents 60 and older and physically challenged residents. Riders pay $3 to $5 one way, booked 48 hours ahead. This is the cheapest insurance against isolation there is.

Where Michigan differs from the other states I lend in

One statute settles the biggest worry. MCL 211.27a(7)(j) puts security interests outside the transfer-of-ownership definition, so a reverse mortgage leaves your capped taxable value alone. The Michigan page takes it further.

What is funded locally, and what is not

There is no senior services millage here: Wayne County has no senior millage; services run through The Senior Alliance. The upshot: less local cushion, and a bigger role for whatever the house can provide.

Getting a reverse mortgage is more straightforward than most people expect. In short, it is a free consultation, independent HUD counseling (required in Michigan), application and shopping across lenders, an appraisal, and closing, usually about 30 to 45 days.
